CTA Creative Architects Turns a 4-Meter-Wide Townhouse Lot into a Layered Garden House in Vietnam
J House in Bien Hoa stacks courtyards, skylights, and perforated screens to defeat the narrow lot's worst instincts.
The narrow townhouse lot is one of Southeast Asian urbanism's most familiar predicaments. Four meters wide, twenty-four meters deep, hemmed in on both long sides by party walls: the format practically guarantees darkness, dead air, and street noise. CTA | Creative Architects took exactly this brief in Bien Hoa, a fast-growing city northeast of Ho Chi Minh City, and delivered J House, a 128 square meter residence for a single schoolteacher who had saved for years to build her first home. The result treats every surface as an opportunity to filter, ventilate, or green.
What makes the project worth studying is the rigor of its environmental layering. CTA did not simply punch a courtyard into the plan and call it passive design. They built an entire toolkit of thermal and acoustic mediators: solar glass skylights topped with loose stone to dapple light, a hollow-frame ceiling system that absorbs traffic noise, louvred vents that release hot air from above glass roofs, and a street facade made of perforated metal modules whose open-to-solid ratio shifts panel by panel. The house reads as a single organism calibrated to Bien Hoa's heat, humidity, and urban din.
A Facade That Breathes and Shields



From the street, J House presents a white gridded screen that sits forward of the actual building envelope. Perforated and solid metal panels alternate in a composition that looks almost random until you notice the logic: denser panels cluster where the interior requires more acoustic protection, while open perforations align with zones that need cross-ventilation. The effect at night is a lantern; by day, a restrained graphic wall that deflects curiosity without feeling hostile.
Behind the gate, full-height bi-fold glass doors collapse the boundary between living room and street. The teacher uses the front space as both a sitting area and an informal classroom, so the facade needs to toggle between public welcome and private retreat. The perforated metal does double duty here: it moderates solar gain while scattering street noise before it reaches the glass. Rough-textured wall finishes on the interior side of the road-facing wall add another layer of acoustic absorption, a detail invisible to the eye but tangible to the ear.
Light Through Stone and Glass



CTA's most inventive move is spreading loose stones across the tops of glass skylights. The result mimics dappled forest light, casting irregular shadow patterns on the walls below that shift with the sun's angle. It is a low-tech solution with a high sensory payoff, and it simultaneously cuts thermal gain. The solar glass underneath already reduces heat transmission by 40 to 45 percent; the stone layer adds shading without mechanical intervention.
Above the skylight zones, a louvre system (referred to by CTA as the Louvre Z) vents rising hot air and relieves pressure beneath the glass roof. The combination means that even in Bien Hoa's relentless subtropical climate, the house does not need to run air conditioning all day. Two ventilation shafts, one vertical and one horizontal, ensure that every room draws fresh air through the section. The double-height stairwell becomes a thermal chimney, pulling warm air upward and out.
The Interior Courtyard as Living Core



Halfway along the plan, a planted courtyard punches vertically through the section, dragging daylight down to the kitchen and dining area. A single tree anchors the composition, visible through timber-framed glass partitions from nearly every room on both floors. The courtyard is small, maybe two meters square, but its proportional impact on the interior is enormous. Without it, the central third of the house would be a cave.
At dusk the courtyard inverts: interior lighting turns it into a glowing vitrine viewed from the bedroom and the dining table alike. CTA uses different glass types across the partitions, some translucent, some textured, some clear, so the courtyard appears differently depending on where you stand. A seated reader at the dining table sees a soft green glow; someone in the bedroom sees crisp foliage through clear panes. It is a simple move, but the variety of glass treatments makes it feel calibrated rather than accidental.
Living and Working on Four Meters



The program unfolds linearly: living room and classroom at the front, kitchen and dining in the center, bedroom and private garden at the southern end. Upstairs, a second bedroom and bathroom sit above the front zone, while a rooftop garden under a metal-framed pergola occupies the rear. The stacking is straightforward, but CTA earns spatial complexity through height variation and the strategic placement of translucent screens that reveal adjacent rooms without fully opening to them.
The workspace shown at image four is characteristic: a desk tucked against a large gridded window that overlooks the interior courtyard. It is a genuinely pleasant place to correct homework. The glass partition filters enough visual noise to maintain focus while keeping the occupant connected to greenery and natural light. For a schoolteacher who spends hours grading, that balance between enclosure and openness is not decorative; it is functional.
Materiality and Acoustic Detail



CTA's material palette is deliberately limited: concrete, dark timber cabinetry, stone panel accents, white-painted walls, and steel. Restraint is the right call on a four-meter-wide lot; too many finishes would make the house feel cluttered. The dark timber of the kitchen cabinetry grounds the central zone, while lighter surfaces on the walls and ceiling keep the eye moving toward daylight at each end.
The perforated acoustic panels embedded in the ceiling are worth lingering on. Rather than installing a flat plasterboard ceiling, CTA used a hollow-frame system that acts as a Helmholtz resonator of sorts, absorbing low-frequency road noise before it permeates the living spaces. Combined with the rough-textured interior walls near the road, the house achieves a noticeable drop in ambient noise despite the fully glazed front wall. It is a reminder that passive comfort extends beyond temperature.
Rooftop and Garden Rooms



The client wanted a home close to nature with space for gardening, and CTA delivered that promise at every level. The ground-floor private garden at the south end gives the bedroom a pocket of green. Upstairs, a terrace opens off the front bedroom through full-height glazed doors, while the rooftop garden at the rear sits beneath a steel pergola designed to support climbing plants. Over time, the pergola will become a green canopy, further shading the roof and lowering the thermal load on the rooms below.
The helical steel staircase that connects these levels is the house's sculptural moment. Winding through planted beds beneath an angular skylight, it turns vertical circulation into a garden experience. Light falls through the stone-topped glass above, shadows rotate across the curved steel as the sun moves, and the planting at the staircase base softens what could have been a purely utilitarian shaft. It is the one place where CTA allows a gesture, and it pays off.
Glass Typologies and Filtered Views



One of the quieter pleasures of J House is the range of glass types CTA deploys. Frosted panels in the street facade obscure views in while admitting diffused light. Textured panes in the courtyard partitions create a soft bokeh effect on the greenery behind. Clear glass appears only where a direct visual connection is wanted, as in the bedroom's view to the courtyard tree. The variety is not decorative; each panel type solves a specific problem of privacy, glare, or heat.
The wood-framed screens that hold these panels are deliberately chunky, reading as furniture rather than curtain wall. The effect at the human scale is warm and tactile, offsetting the industrial coolness of the perforated metal and exposed concrete elsewhere. It is a calibrated contrast that keeps the house from tipping into either rustic coziness or cold minimalism.
Plans and Drawings








The floor plans reveal how tightly the program is packed into the 4 by 24 meter footprint. Each level dedicates a portion of its area to void, courtyard, or terrace, a deliberate sacrifice of floor area that repays itself in light and air. The section drawings make the ventilation strategy legible: airflow arrows trace paths through split-level volumes and out through the louvred roof vents. CTA's diagram of the facade composition is particularly instructive, showing how a uniform structural grid transforms into a varied pattern of perforated, solid, and glazed panels through a few rules of substitution.
The perspective sketches of the rooftop garden hint at a mature state the house has not yet reached: climbing plants draping from the pergola, a dense green canopy overhead. It is a vision that depends on time, not construction, and it signals CTA's understanding that architecture in the tropics is never finished at handover.
Why This Project Matters
J House matters because it proves that the narrow Vietnamese townhouse, a typology often dismissed as an unavoidable compromise, can be a sophisticated environmental instrument. CTA did not invent the courtyard house or the perforated screen, but they integrated every passive strategy so thoroughly that the building performs as a system rather than a collection of green gestures. Solar glass, stone shading, hollow-frame acoustic ceilings, and louvred exhaust vents all work in concert. Nothing is redundant.
It also matters as a story of access. A single teacher saving for years to build on a modest lot deserves architecture that takes her comfort seriously, not a developer's spec box with an air conditioning unit bolted to every room. CTA delivered a home that treats light, air, and silence as design materials, and in doing so demonstrated that thoughtful environmental architecture is not a luxury reserved for larger budgets or larger sites. That is worth paying attention to.
