Carmichael Residences is a refined example of luxury residential architecture in Mumbai, redefining high-rise living through biophilic design, passive climate strategies, and deep contextual sensitivity. Designed by Skidmore, Owings & Merrill, the 21-storey residential tower is located in Mumbai, along the prestigious Carmichael Road corridor in Tardeo—an area historically defined by leafy boulevards, garden bungalows, and understated elegance.

Completed in 2024, the project responds to Mumbai’s growing demand for vertical housing while preserving the ecological and cultural identity of one of the city’s most sought-after neighborhoods. The building is conceived not as a conventional tower, but as a vertical landscape that seamlessly merges architecture, nature, and climate responsiveness.

A Vertical Garden in the Heart of Mumbai

Carmichael Residences rises to a height of approximately 70 meters, with its defining feature being a warm western red cedar façade layered with cascading greenery. Plantings integrated across chhajjas—deep horizontal overhangs traditional to Indian architecture—soften the tower’s silhouette while providing critical solar shading and protection from monsoon rains. This layered façade system reflects a modern interpretation of regional passive design principles, ensuring comfort without excessive reliance on mechanical cooling.

The greenery visible across all floors visually extends the lush character of Carmichael Road upward, allowing the building to harmonize with its low-rise, garden-rich surroundings despite its vertical scale.

Arrival Experience and Landscape Integration

At street level, the project offers a calm transition from the intensity of Mumbai’s urban fabric. A gently curving driveway leads to an elevated private lobby enclosed in curved glass and enveloped by landscaped gardens. Locally sourced granite, western red cedar finishes, scented flowering plants, and water features create a serene, resort-like arrival sequence.

Landscape elements continue upward through the building, wrapping parking levels with planted screens that drape down the chhajjas. This strategy visually conceals infrastructure while reinforcing the project’s biophilic narrative.

Amenities Designed for Well-Being

Above the parking levels, a dedicated amenity floor accommodates a gym, landscaped garden, multipurpose community space, and an outdoor yoga terrace. The rooftop hosts a swimming pool, additional garden areas, and photovoltaic panels that contribute to the building’s back-of-house energy needs. All vegetation throughout the project is irrigated using harvested stormwater, supporting the project’s pursuit of Indian Green Building Council Green Homes certification.

Climate-Responsive Luxury Residences

The top 14 floors house 28 expansive residences, all designed with open-plan layouts and the flexibility to be combined into larger homes. Fully operable, high-performance glazing allows each unit to open directly to sea breezes, while sliding wooden screens provide privacy, shading, and weather protection.

Deep chhajjas, cross-ventilation, operable windows, and shaded terraces work together to naturally cool the interiors—significantly reducing dependence on air conditioning in Mumbai’s tropical climate. Terraces open toward panoramic views of the Arabian Sea while maintaining comfort throughout the year.

Vastu Principles and Spatial Harmony

Carmichael Residences is also rooted in the principles of Vastu Shastra, emphasizing balance, symmetry, and a strong connection to nature. Central communal spaces anchor each residence, while east-oriented entrances promote well-being and prosperity. This cultural integration adds another layer of meaning to the architectural design, aligning contemporary luxury living with long-standing spatial traditions.

As articulated by SOM’s leadership, the project’s ambition was to merge comfort, sustainability, and elegance into a single architectural expression. By replicating the verdant identity of Carmichael Road within the building itself, Carmichael Residences offers an experience that feels both open to nature and deeply private—a rare achievement in dense urban housing.
