The Ivan Hill ADU Residence, designed by Warren Techentin Architecture, is a bold and sculptural accessory dwelling unit (ADU) located in Los Angeles. Completed in 2024 in the Silver Lake neighborhood, this 1,152-square-foot secondary residence reimagines hillside living through fragmented massing, vibrant materiality, and strong indoor-outdoor connections.
Positioned streetside along Ivan Hill Terrace, the project responds directly to the steep topography while complementing the scale of the existing primary residence. Designed as a guesthouse for a young family, the ADU balances privacy, flexibility, and architectural expression, demonstrating the potential of modern ADU design in Los Angeles.


Fragmented Massing and Floating Volumes
Rather than creating a single monolithic structure, the architects divided the program into two distinct pods that appear to float above the hillside:
- A shimmering ocean-blue cube clad in ribbed reflective tiles
- A stepped greige volume with black rectilinear window frames
This fragmented composition reinforces the ADU’s subordinate relationship to the larger 1,458-square-foot primary residence. Although similar in size, the ADU’s broken-down massing ensures it reads as a smaller, complementary addition rather than a competing structure.
Staggered floorplates follow the slope of the terrain, connected by short stair runs that respond to the hillside’s natural grade. The shifting and shearing of volumes create dynamic spatial relationships while optimizing views and daylight.


Flexible Layout for Multi-Guest Living
Designed to reach nearly the maximum allowable size for a standard ADU in Los Angeles, the Ivan Hill ADU accommodates two separate guest parties simultaneously. Privacy is prioritized through thoughtful zoning:
- The main cubic volume houses the communal living room and kitchen.
- The adjacent topographic volume contains bedrooms, including one with a private kitchenette.
This arrangement allows shared gathering in the central living space while maintaining independence for guests, ideal for extended family visits or short-term stays.


Minimal Interiors with Strategic Color
While the exterior showcases bold contrast and sculptural form, the interior palette remains calm and restrained. White walls and white oak flooring establish a neutral foundation throughout the residence.
Color appears selectively in custom millwork finished in cadet blue, along with aquamarine tiling in the bathrooms. These subtle accents echo the vibrant exterior cube without overwhelming the interior atmosphere.
The result is a contemporary ADU interior that feels bright, warm, and adaptable.


Seamless Indoor-Outdoor Living
True to Southern California’s lifestyle, the Ivan Hill ADU integrates multiple outdoor spaces:
- A rooftop terrace atop the greige volume
- A balcony extending from the blue cube
- A shared courtyard with an outdoor kitchen
From these elevated vantage points, residents enjoy sweeping eastward views toward the San Gabriel Mountains. The communal courtyard acts as a transitional zone between the primary home and the ADU, strengthening spatial continuity across the property.
Additional wellness amenities elevate the residential experience, including:
- A 14-foot-tall workout apparatus
- A small pool with swim jets
- A dry sauna
- A weightlifting pad
- A cold plunge pool
These features transform the ADU into more than a guesthouse, it becomes a lifestyle extension of the main residence.
