Located in the historic urban fabric of Mérida, Villas 72 Residence by DMTALLER is a contemporary housing project that thoughtfully merges local architectural traditions with modern spatial strategies. Completed in 2022, this 818-square-meter residential development reflects a deep understanding of regional identity, climate responsiveness, and material authenticity, making it a standout example of sustainable architecture in Mexico.


Context-Driven Design Rooted in Yucatán’s Heritage
The design process began with a careful study of Mérida’s historic center, where colonial influences, climatic conditions, and traditional construction techniques shape the built environment. The architects aimed to reinterpret these vernacular elements into a contemporary language while maintaining a respectful dialogue with the surrounding context.
One of the primary challenges was the irregular site, characterized by a narrow access point. This constraint demanded a strategic spatial organization that maximized usability while preserving privacy and openness. By embracing the site's limitations, the project transforms constraints into opportunities, resulting in a unique architectural composition.


Materiality and Local Craftsmanship
A key aspect of Villas 72 Residence is its commitment to local materials and construction methods. The use of regional limestone, wood, and traditional building techniques not only reduces environmental impact but also strengthens the connection between architecture and place.
The material palette is intentionally restrained, emphasizing monochromatic tones across walls, floors, and ceilings. This neutral backdrop enhances the role of natural light, which becomes a defining element throughout the interiors. Subtle textures, including exposed masonry details like voussoirs, add depth and character while maintaining cost efficiency.


Spatial Organization and Functional Clarity
The project is composed of two primary volumes that define its spatial logic. The first volume features a double-height gallery that accommodates the main social areas, creating a sense of openness and visual continuity. The second volume is more private, housing three bedrooms and essential functions, along with a parking area.
This clear division allows for efficient circulation, minimizing transitional spaces while maintaining fluid movement between zones. The result is a compact yet highly functional layout that optimizes every square meter of the residence.


Bioclimatic Strategies and Environmental Comfort
Sustainability plays a central role in the design of Villas 72 Residence. The project incorporates bioclimatic principles to enhance thermal comfort and reduce energy consumption. Natural ventilation is achieved through strategic openings, while terraces and shaded outdoor areas mitigate heat gain and create livable exterior spaces.
The integration of courtyards and gardens further improves microclimatic conditions, fostering a harmonious relationship between indoor and outdoor environments. These elements not only enhance comfort but also contribute to the overall sensory experience of the space.


Landscape Integration and Endemic Vegetation
