Wheerlicht Apartments, designed by GVA Architecten, represent a contemporary residential development that revitalizes an outdated neighborhood in Purmerend, The Netherlands. Completed in 2022, the project combines modern housing, healthcare facilities, and sustainable infrastructure within a carefully planned urban environment. With a total area of approximately 5,500 square meters, the development introduces 52 residential units, a 500-square-meter social medical center, and an underground parking garage, creating a multifunctional community space.
The architectural concept focuses on light, reflection, and urban renewal, integrating contemporary residential architecture with Purmerend’s historical context and landscape defined by water, greenery, and expansive road networks.

Urban Context and Historical Background of Purmerend
Purmerend lies about 25 kilometers north of Amsterdam and has a long history that began as a 15th-century fishing village situated between marshlands and lakes. Located below sea level, the town gradually evolved into an important regional trading center by the 18th century.
During the period between 1960 and 1980, Purmerend experienced rapid growth as a response to the housing shortage in Amsterdam. Urban expansion followed the CIAM planning philosophy, characterized by industrial construction methods, separated functions, and a mix of high-rise and low-rise residential buildings. Wide roads and large green zones became defining elements of the city’s layout.
The Wheerlicht Apartments site previously hosted an abandoned neighborhood community center located along Churchillaan. Its strategic position at a twisting road intersection provided an opportunity to introduce a new landmark building that reconnects the surrounding community.

Architectural Concept and Building Form
The architectural identity of Wheerlicht Apartments is defined by a distinctive massing composition. The building features a four-story base structure topped by a six-story expressive head, creating a recognizable silhouette within the urban landscape. This design gives the structure a dynamic presence while maintaining harmony with nearby residential blocks.
The expressive upper portion of the building symbolizes forward-looking urban renewal, projecting optimism and energy toward the surrounding neighborhood. Its form acts as a visual marker within the district, helping to redefine the character of the area.
A double-height entrance hall welcomes residents and visitors. The façade around this entry zone alternates between open and closed sections, creating rhythm and depth while allowing natural light to flow into the interior spaces.


Brick Façade and Material Expression
One of the most striking features of the project is its refined brick façade. The architects selected multiple brick tones arranged in subtle horizontal patterns that become more noticeable when viewed up close. This layered material approach creates visual richness while respecting traditional Dutch masonry traditions.
Large windows punctuate the façade, allowing ample daylight into the apartments while offering views toward surrounding greenery and water. Carefully detailed white concrete window frames introduce strong contrasts against the brickwork, emphasizing perspective and enhancing the façade through dynamic light and shadow effects.
The combination of brick, concrete detailing, and expansive glazing produces a building that feels both robust and welcoming, balancing contemporary design with contextual sensitivity.



Balconies, Views, and Connection to Water
The elongated form of the building incorporates staggered balconies that extend outward from the façade. These balconies are designed to create a rhythmic architectural pattern while providing residents with generous outdoor spaces.
The balconies also reflect subtle mother-of-pearl tones in the surrounding water, reinforcing the project's conceptual relationship with light and reflection. Positioned near green spaces and water features, the apartments allow residents to enjoy tranquil views of the natural landscape.
This strong connection between architecture, water, and greenery enhances the residential experience and contributes to a calm and relaxing environment.


Sustainable Living and Energy Systems
Sustainability plays a key role in the Wheerlicht Apartments project. The residential units are connected to an urban district heating network that uses recycled waste heat, significantly reducing the building’s carbon footprint.
Unlike many older residential buildings in the region, the apartments are completely gas-free, aligning with the Netherlands’ national transition toward cleaner energy systems.
Heating within the homes is provided through energy-efficient underfloor heating, which improves indoor comfort while reducing overall energy consumption. The integration of sustainable infrastructure ensures that the development supports long-term environmental goals while offering modern living standards.


Residential Layout and Community Integration
The development includes 52 modern apartments, each designed with spacious interiors and generous outdoor areas. Large windows and open layouts enhance natural light and visual connections with the surrounding environment.
The inclusion of a social medical center within the complex further strengthens the project's community role. By combining healthcare services with residential living, Wheerlicht Apartments contribute to a more inclusive and accessible urban environment.
