Is the (red) sight delineation line accounting for the 6 meters set back? or do we set the building back another 6 meters from that line?

I have to think you are mistaken based on the adjacent buildings and precedent od the surrounding area. An additional 6 meters would make a 12 meter set back from the street, quite different from everything around it. If you can please double check the setback line and cross reference the allowable buildable area that would be helpful. I believe you will come to the same conclusion as us, that the existing (red line) setback (6 meters from the road) makes the most sense and keeps with the consistency of the other buildings. Hi Sam, What you say is actually right, in the realistic world the front setbacks will be cancelled out due to the sidewalk/service route created right next to the site. When we are formulating the brief we usually define setbacks in a more global sense (Leaving over tolerance - and simplifying it) - to shift focus from regulations and more towards the competition theme - i.e. Achieving right biophilia. If we move realistically there are multiple levels of setbacks for different levels like podium and upper floors - hence we keep this simplified to keep debate focussed to the brief as much as possible. As a solution what I can advise, it is alright to disregard the setback from the main street like other side buildings if you choose to do so. Thanks. Best Team Uni
