Q: We have a question about the program. Actually, it says to us that the percentage of the program includes these areas? For instance, is accommodation in spaces of live or individual/private is recommended. But we are not sure what are spaces of live and individual/private spaces. What spaces?

A: The detailed program for bio-wellness is as follows: Spaces to live: These spaces will include accommodation spaces. The bifurcation (single/group stays) of these spaces is up to the designer. Spaces for recreation: Recreation spaces may consist of spaces to eat (cafes, restaurants) and spaces for entertainment activities. Group/private spaces: As per the brief, these spaces signify areas of solitude, wellness and peace. Participants are free to decide the nature (group/private) of these spaces. Spaces for leisure: Leisure spaces will include provisions for relaxation like leisure parks, lounges etc.

I have a question about building surface requirements. In the description of the contest is written: FAR (Floor Area Ratio): 1 Ground coverage: 50% Are they the maximum, minimum, or exactly what we should maintain? I also want to clarify an offset from the total area. Is it allowed to design greenery or small architecture there?

Hello Anna, As per the FAR the maximum area for Bio-wellness is 10,198 sqm. The ground coverage refers to the ratio of maximum allowed solid/permanent footprint on the site to balance the built and unbuilt spaces. The 50% of the total site area = 5099 sqm can have a permanent built-up and the other 50% (5099 sqm) can be utilized for any temporary intervention/recreation. The offset from the total site area are setbacks given to maintain a minimum open space required around any building or structure. This open space is necessary to ensure so that the structure stays away from roads, water bodies or other buildings in its proximity. Participants are expected to design interventions within those setbacks. However, you can design landscape/greenery/temporary structures there. Hope this clears your confusion. Good luck!
