I have a question regarding the programme. It says in the brief that the maximum Floor Area Ratio is 0.25. The site is 334 square meters, which, if the max FAR is 0.25, would allow for 83m2 of floor space (Note, thats TOTAL floor space for the entire building, not per floor). 83m2 seems incredibly small to fit all of the building's programme (rooms for 80 children + 8 staff members + common areas, bathrooms, administration office, cafeteria etc). How closely do we have to adhere to the given FAR? Is it just a guideline?
Hello Jacob, Thanks for bringing this to our attention. We have modified the FAR to 0.6 as per the ratio of the plot size and maximum built-up area of 200 sqm.
