would it be possible to include the area behind the cafe in the overall concept? Or should you really only refer to the area of 1200 square meters?
Is it possible to provide a quick brief/ summary of local land rights, do's and don'ts for the area?
Do we have to maintain the road access to the beach?
Dear M Martin, You have to be specific on the questions with respect to local land rights. I'll answer the same in your questions I see further.
A: When you are building within the plot - road access stays. The adjoining compound wall can be brought down.
A: The cafe is supposed to be street facing with views to the beach. Hence, no desire to connect to the water front. Doing that means, we are going beyond the site constraints - and that is dangerous!
A: Only small vehicles like cars/pickup trucks can pass through the site. The pedestrian and other movement is visible on the brown tracks passing through the gates to the beach. You can see this in map images.
A: I dont understand the question. Do you mean to say you want to cover/stop the access to these via the open area? I dont think that is possible. The cafe has limited frontage on the site.
If this is a "beach themed cafe"; it makes more sense that the connectivity to the beach would be of utmost importance in order to bring it all together.
Please explain- if we are able to increase the connectivity to the waterfront, along the beach, etc.
Is the max hgt. fix, or is it possible to hava a lower foodprint that we can make the building higher than 10 Meters if we don't reach the maximum of 900 square meters in total?

That area is beyond the scope to be fair. Please restrain the intervention to the site boundaries only.

With the site being close to the street, based off of your response; is there no desire to connect to the waterfront?

I have to agree with the comment below from Andreas Weber. Project brief gives a max .75% FAR with 25% coverage...
