Hi, would it be possible to include the area behind the cafe in the overall concept? Or should you really only refer to the area of 1200 square meters?

Is it possible to provide a quick brief/ summary of local land rights, do's and don'ts for the area? Do we have to maintain the road access to the beach?

With the site being close to the street, based off of your response; is there no desire to connect to the waterfront?

Is the an ability to provide traffic flow, bus stops (images showed buses), pedestrian access from the beach, etc.

The shop along the beach front & access to the multi-storied building; can it be screened?

What is the meaning of Max FAR: 0.75?

I have to agree with the comment below from Andreas Weber. Project brief gives a max .75% FAR with 25% coverage...

If this is a "beach themed cafe"; it makes more sense that the connectivity to the beach would be of utmost importance in order to bring it all together. Please explain- if we are able to increase the connectivity to the waterfront, along the beach, etc.

Is the max hgt. fix, or is it possible to hava a lower foodprint that we can make the building higher than 10 Meters if we don't reach the maximum of 900 square meters in total?
