Hello, I'd be interested if there is any request on parking lots for cars / bikes for the living-hub. What is the necessary number / person (factor)? Thanks in advance!
Hello Teodora, parking has to be designed for 100 users ranging from 18-45 year olds. The group will include working professionals as well as students - you can allocate a balanced number of car/bike/bicycle parks for this user group.
Thank you for your answer.
Two more questions related to this topic.
1. Is there any parking-regulation for London or for this area specifically and its residents?
2. Are there any restrictions in using the underground?
Waiting for your answer. Thanks in advance.
Hello,
1. No parking regulations are to be considered in this case. Parking space has to be marked as per the thumb rules.
2. You can go one level underground only for service functions/areas.
3. Maximum height limit is 20m as mentioned in the brief. There are no regulations for distance from neighbouring buildings, although do follow the site setbacks given in the CAD file.
Hello, I have some questions:
1. Are there any regulations of number of staircases and elevators of 3/4 storied building for London?
2. Can we use underground level for parking?
3. How many flats should be included? (min/max)
4. Can we use ground floor as a commercial space?
Hello Anri,
1. This is an idea competition so staircases/elevators or provision for services can be given by the thumb rules, there are no regulations with respect to London for this design competition.
2. Yes, though only one level down is permitted.
3. The number of single and double occupancy units are up to the designer -100 users as per the given user profile should be comfortably accommodated.
4. The competition statement is focused on designing affordable housing units. An entire floor dedicated to commercial activities would defy the purpose. Instead, if you want, you can integrate 3-5% of commercial space into the intervention without compromising on the brief statement.
Hope this answers your queries!

Also, any regulation in the height of the building and the distance towards the neighbour-buildings?

Hi, the FAR and ground Coverage is very low compared to the neighbours is that maybe a mistake? Thank you
Hello Luis, The FAR and ground coverage in this competition is given in accordance with the general area required to design this building.

Hello, is there any zoning requirements and is there any setback on site?
Hello Shravan, Apart from the given area programme there are no zoning requirements and you can find site setbacks in the given CAD plan.
