House at Panshet by Opolis – Sustainable Luxury in Pune Hills
The House at Panshet by Opolis blends sustainable design, natural materials, and hilltop views into a serene, luxurious vacation retreat.
The House at Panshet is a thoughtfully designed vacation home for a couple in their late 50s, perched on the scenic outskirts of Pune. Overlooking the Panshet and Varasgaon dams, the residence blends harmoniously with the steeply contoured hillside, responding to level differences of 5 meters west-to-east and nearly 20 meters south-to-north.
Designed primarily on a single level, the house features a guest room tucked beneath the living room verandah, enhancing the seamless integration with the natural slopes.

Site Planning and Entrance
The property is accessed from the top of the site, offering panoramic dam views. A green-roofed parking garage merges with the hill plantation and serves as a welcoming entrance. Circular skylights punctuate the roof, adding a subtle play of light.
An existing tree at the forecourt has been carefully preserved, creating a characterful entrance that connects the house to its surrounding landscape.

Spatial Organization
The home is arranged around a stone deck courtyard and an infinity-edge swimming pool, creating a central hub for all activities. Key spaces include:
- Living, Dining, and Kitchen Areas: Each with distinct character and modulated light.
- Master Suite: Includes a verandah and a dedicated artist studio for creative pursuits.
- Dining Pavilion: Wooden doors and windows diffuse natural light, creating a warm ambiance.
- Landscaped Terraces and Light Courts: Integrate built volumes with the hillside.

Material Palette and Architectural Details
The house emphasizes natural and local materials, including:
- Black Basalt Random Masonry: Forming the structural base.
- Red Laterite Walls: Acting as a continuous backdrop along light courts.
- White Sandstone Flooring: Providing seamless integration between interior and exterior.
- Mangalore Tile Roof with Teakwood Soffit: Complements wooden doors and windows.
- Copper Gutters and Down-take System: Enhance the experience during rains.
The steel roof structure accommodates special roof shapes, while overhangs protect against heavy monsoon rainfall.

Sustainable Features
The House at Panshet demonstrates cutting-edge sustainability:
- Off-Grid Solar Energy: A solar farm powers the entire house.
- Rainwater Harvesting: Water recharge pits capture rainfall; retaining walls reduce runoff and enhance groundwater percolation.
- Microclimate Design: Light courts provide natural ventilation and daylighting.
- Plinth-Free Stone Deck: Ensures seamless indoor-outdoor connectivity even during heavy rainfall.
- Louvered Windows: Control light and ventilation throughout the house.

Views and Orientation
Every room is oriented to maximize lake and dam views, with the infinity pool and stone deck serving as the central recreational axis. The layout creates a serene retreat that merges luxury, sustainability, and landscape integration.
The House at Panshet exemplifies sustainable luxury living, combining eco-conscious design, local materials, and stunning hillscape views. This vacation home integrates functionality, aesthetics, and environmental sensitivity to create a timeless architectural experience.
