Located in the quiet, tree-lined neighborhood of Alto de Pinheiros in São Paulo, House Next Door by Guelo Nunes Arquitetura is a thoughtful renovation built around adaptability, cost-efficiency, and long-term value. Purchased by the client as a real estate investment, the home was redesigned to meet the expectations of contemporary rental markets while ensuring durability and minimal maintenance for future tenants.
The architects approached the renovation with a clear strategy: create a home that balances aesthetic appeal with smart functionality, using materials and spatial solutions that support changing lifestyles. This vision resulted in a bright, fluid, and flexible residence capable of accommodating different users over time without requiring major alterations.



Integrating Indoor and Outdoor Living
One of the primary design gestures was strengthening the connection between the house and its surrounding garden. New openings were introduced to increase natural light and ventilation, creating a sense of openness throughout the ground floor. The outdoor area now seamlessly extends into a newly added gourmet space, designed for social gatherings and everyday living. Above it, the architects incorporated an additional bedroom, further maximizing the home’s rental potential.
Inside, spaces were reconfigured to support adaptable layouts. All existing bedrooms were transformed into private suites, increasing comfort and privacy for future residents. This strategy also enhances long-term rental value, appealing to tenants seeking more autonomy and convenience in a shared living environment.


Material Choices for Durability and Timelessness
To minimize recurring expenses and maintenance demands, the architects prioritized low-maintenance materials such as exposed brick, durable flooring, and practical finishes that age gracefully. The aim was to create spaces with character—warm, inviting, and aesthetically pleasing—without relying on high-maintenance surfaces or overly personalized design elements. This balanced approach ensures the home feels welcoming to potential renters with varied tastes, lifestyles, and furniture styles.


Redesigning the Entrance Experience
The entrance posed one of the project’s greatest challenges. Previously, the arrival sequence consisted of a narrow, dimly lit hallway that detracted from the home’s overall appeal. Recognizing that first impressions play a decisive role in rental decisions, the architects invested considerable effort in transforming this threshold.
Their solution involved chamfering one of the walls, lowering a portion of the roof, and exposing original brickwork by removing the plaster coating. Together, these interventions recalibrated the proportions of the entryway, replacing the dark corridor with a warmer, more inviting arrival space that sets the tone for the rest of the home.
