n the heart of Porto, the Marlim D. João IV Building by Atelier d’Arquitectura Lopes da Costa stands as a testament to architectural sensitivity, urban regeneration, and sustainable renovation. Completed in 2023, this 853 m² intervention transformed two aged residential buildings into 10 modern apartments, seamlessly blending historic charm with contemporary living standards.

A Dialogue Between Heritage and Modernity

Located on Rua D. João IV, this renovation project was conceived to respect and preserve the character of the existing structures while adapting them to current lifestyle needs. The design carefully retained key architectural elements—wooden floorsdecorative ceilings, and tiled roofs—from the north building, which was better preserved. New kitchens and sanitary facilities were added with minimal demolition to maintain the building’s original identity.

The south building, which was more deteriorated, underwent a more extensive interior transformation. While its historic façade facing the street was preserved, the interior layout was reimagined with a freer spatial arrangement. The rear facades, having suffered from degradation and unsympathetic interventions over time, were given a new, contemporary treatment to unify the appearance of both structures in a cohesive design.

Flexible Spaces and Light-Filled Interiors

One of the key design strategies was to capitalize on the existing roof space. Skylit mezzanines were introduced to create flexible multipurpose areas, enhancing the functional value of the apartments. This approach also introduced natural light and ventilation into upper-level spaces, a sustainable design choice that improved energy efficiency.

Shared Amenities and Garden Integration

A central theme of the project was enhancing the quality of communal living. The buildings are arranged around a large interior garden accessible to all residents, enriching the urban living experience with green outdoor space. A covered terrace was added to the north side, serving as a buffer and visual shield from neighboring constructions. On the south side, part of an existing building was requalified to serve as a condominium room equipped with a kitchen and bathroom, reinforcing the communal ethos of the development.

Elevated Living with a View

At a higher level of the property, taking advantage of optimal solar exposure, a swimming pool was installed alongside support spaces, all set within a generous landscaped zone. This leisure area provides residents with panoramic views over Porto, offering a moment of escape within the urban fabric.

This project by Atelier d’Arquitectura Lopes da Costa, led by José António Lopes da Costa and Joana Jorge, exemplifies the power of adaptive reuse and architectural conservation.
