Ness + N3ss Restaurant: A Masterpiece of Adaptive Reuse Architecture by OOAA
Ness + N3ss Restaurant is a stunning adaptive reuse project, transforming a warehouse into a modern restaurant and bar in Buenos Aires.
Ness + N3ss Restaurant, located in the Núñez neighborhood of Buenos Aires, Argentina, is a shining example of adaptive reuse architecture. Designed by OOAA (Oficios Asociados) under the guidance of lead architects Manuel Nesta and Esteban Rodriguez, this project transformed a former corner warehouse into a vibrant restaurant, bar, and production kitchen. With a total area of 433 m², the design reflects the growing trend of reimagining existing buildings for contemporary urban use.




Transforming a Warehouse into a Culinary Space
The Ness + N3ss project emerges in a context of changing urban density and shifting land uses in Núñez. By repurposing a nine-meter-high warehouse previously used for storage, the architects retained the building’s austere character while infusing it with modern functionality. On the exterior, the original simple volume of the warehouse remains intact, with minor modifications such as small upper-floor openings and three ground-floor shutters that now serve as entrances to different sections of the restaurant.




This design approach respects the industrial origins of the structure while enhancing its relationship with the surrounding urban environment. The preservation of the building’s robust concrete walls anchors the project in its historical context, even as its interior evolves into a space for contemporary culinary and social experiences.



Interior Design: A Fusion of Space and Function
Inside the restaurant, the transformation is striking. Load-bearing walls on the ground floor were replaced with metal beams and columns, creating an expansive, open-plan space. This reorganization revolves around a central service core and uses a system of metal carpentry to define new functional areas. The resulting spaces foster a dynamic interaction between guests and the restaurant’s activities.



A defining feature of the design is the triple-height room, where key elements establish a sense of character and scale. The central cooking island, with its prominent exhaust systems, becomes a focal point, complemented by a freight lift, a flourishing olive tree, and skylights that bring in natural zenithal light. The movement and color variation of the skylights create an ever-changing ambiance, seamlessly blending the indoors with the outside world.



Furniture and Detail: Functional and Aesthetic Harmony
The custom-designed furniture and smaller objects contribute significantly to the cohesive aesthetic of Ness + N3ss. Each piece is crafted with a functional purpose while simultaneously enhancing the overall design. The attention to detail in the choice of materials, textures, and forms creates a harmonious relationship between the larger architectural elements and the smaller, more intimate features of the space.



The furniture acts as a unifying element, tying together the industrial heritage of the building with the refined needs of a modern restaurant. These thoughtfully designed pieces enrich the dining experience, ensuring that every aspect of the space serves both practical and aesthetic purposes.



Light and Atmosphere: Redefining Interior-Exterior Relationships
One of the standout features of Ness + N3ss is its innovative use of light and its relationship with the outdoors. The introduction of skylights transforms the formerly enclosed warehouse into a bright, welcoming space. The play of natural light across the interior surfaces creates dynamic scenes throughout the day, enhancing the atmosphere for patrons.



This emphasis on light extends to the strategic openings in the upper floors, which redefine the relationship between the building’s interior and the surrounding urban environment. The project strikes a perfect balance between maintaining the structure’s industrial roots and creating an inviting, lively space.
