Transforming Oostenburgereiland: Social Housing for All Generations

Plot 6 Social Housing, designed by HOH Architecten, is a remarkable addition to Amsterdam’s urban landscape. Situated on Oostenburgereiland, a former industrial district undergoing significant redevelopment, the project is part of a broader transformation that will create approximately 1,500 new homes.

The development comprises 170 modern studios for young residents and 30 thoughtfully designed apartments for seniors, fostering an inclusive, intergenerational community. While the studios are integrated into the residential tower De Stork (by Next Architects) and the urban blocks De Sluis and De Werkplaats (by Urban Echoes), HOH Architecten is responsible for the corner building De Stoomkracht, the courtyard garden, and the overall urban ensemble design.

Urban Integration and Architectural Identity

The ensemble reflects the dense and distinctive urban fabric of Oostenburgereiland, ensuring each building is directly accessible from the main street, Oostenburgermiddenstraat. The residential tower acts as a visual landmark, easily identifiable from the railway to the north, while the corner building on the south side connects harmoniously to the adjacent INIT building, a hub for municipal services and the newspaper De Volkskrant.

Despite its scale, Plot 6 preserves intimacy through a central courtyard garden, offering a serene oasis for residents amid the energetic, newly developed district.

Courtyard Garden Design: Green Living in the City

The courtyard garden spans two levels, each with its own character:

  • Shady Ground-Level Garden: Planted directly in soil, featuring trees and lush greenery.
  • Sunny Roof Garden: Positioned above a logistical corridor used by municipal cleaning services, offering a vibrant, sunlit environment.

The two levels are connected by a generous staircase integrated with planters, creating a fluid connection between circulation and green space. Reflective cladding amplifies light, enhancing the garden’s sense of spaciousness.

By covering the adjacent parking garage with greenery, HOH Architecten also improved biodiversity, acoustics, and visual quality, ensuring that the courtyard functions as a true community hub for interaction and relaxation.

Senior Apartments: Compact, Functional, and Playful

The corner building houses 30 senior apartments above an open workspace on the ground floor. Constructed from black modular bricks, the building’s large, staggered windows provide a playful visual rhythm within the strict geometric grid.

Each compact 40m² apartment is designed for flexibility and accessibility, with a centralized core containing the bathroom, toilet, storage, and technical installations. This design ensures residents can move freely while maintaining clear separation between private and functional spaces. The combination of practicality and visual appeal makes the apartments adaptable for aging in place, meeting the evolving needs of senior residents.

Materiality and Architectural Expression

The corner building embodies a dual architectural identity:

  • Entrance and Communal Zone: A 3-meter-wide section featuring a gold-colored entrance, stainless steel mesh cladding, and climbing plants that merge seamlessly with the courtyard garden.
  • Residential Wing: Houses the senior apartments, emphasizing durability and elegance with black modular brickwork and staggered openings that create a playful yet cohesive aesthetic.

HOH Architecten’s attention to materiality, light, and urban context ensures Plot 6 is both functional and visually striking.
