Located near the iconic Champs-Élysées in Paris, the ULTEAM Renovation project by Arte Charpentier stands as a sophisticated example of architectural rehabilitation that seamlessly merges historic heritage with modern design innovation. Spanning an impressive 20,000 square meters, this office complex combines a classic Haussmannian building, a 1950s structure, and an early 19th-century Hôtel Particulier— a private mansion with a traditional French garden dating back to 1820.


Harmonizing History with Contemporary Architecture
At the heart of this project lies the beautifully preserved Hôtel Particulier, with its main courtyard and meticulously reimagined French garden. Arte Charpentier’s vision elevates this historic core by introducing modern elements without compromising its timeless character. The facades of the renovated buildings feature expansive glass panels, creating a transparent envelope that highlights and respects the existing architectural structures.
A striking vertical mesh system wraps the facades facing the street, courtyard, and garden, symbolically weaving together different eras and spatial experiences. This mesh acts as a visual and functional bridge between the historical and contemporary aspects of the complex, while also contributing to the building’s dynamic exterior aesthetic.


Interior Spaces that Celebrate Heritage and Modernity
Inside, the renovation continues the dialogue between past and present. The interiors preserve the grandeur of the Hôtel Particulier’s original living rooms and classic details, while introducing clean, contemporary materials such as marble and brass. The lobby exemplifies this balance, marrying historical elements with refined modern finishes to create an elegant yet welcoming entrance.
The ULTEAM renovation offers diverse, adaptable office spaces that cater to a variety of workstyles. Bright and generous, these areas include galleries, multipurpose rooms, and flexible office trays designed for collaboration and productivity. Landscaped Courtyards and Gardens: A Contemporary Take on French Tradition

The main courtyard, redesigned as a paved “courtyard of honor,” is a contemporary reinterpretation of the original Hôtel Particulier courtyard. It features lush flowerbeds and a calming fountain, offering employees a peaceful retreat and inviting outdoor workspaces on sunny days.
The historic garden, a protected green space of 500 square meters oriented to the south, is framed by the original “garden front” façade and two new contemporary wings. While the lack of detailed historical documentation on the garden’s original design allowed creative freedom, the result evokes the essence of a traditional French garden. Symmetry, fountains, flowering beds, a central lawn, clipped hedges, and a pergola adorned with old roses blend classic motifs with modern materiality.
Accessible rooftops complement the landscape design, covered with extensive vegetal carpets. These green terraces offer vibrant spaces for informal meetings, outdoor work, and social breaks. The crowning jewel is the rooftop terrace of the "Nuage" (Cloud), a glazed attic space with panoramic views over Paris, creating a unique setting that bridges sky and earth.
