A Fusion of Urban Design and Residential Tranquility

Located in the bustling neighborhood of Omori-cho, Ota City, Japan, this apartment complex by SEITARO ASO ARCHITECTURE INC. is a modern architectural masterpiece designed to harmonize urban vibrancy with residential comfort. Completed in 2023, the building spans an area of 393 m² and serves as a mixed-use structure, accommodating both commercial and residential purposes.

Design Concept: A Balance Between Privacy and Urban Energy

Situated along a lively shopping street, the apartment complex was designed with dual functionality. The ground floor is allocated for commercial tenants, while the second through fifth floors host residential units catering to single occupants. The primary challenge was to create a calm and private living environment while maintaining a connection to the vibrant street below.

The architects implemented concrete bands around the building’s façade, carefully varying their heights on each floor to balance openness and privacy. The bands block noise and direct views from the street, ensuring tranquility for residents.

Façade Features: Concrete Bands and Window Design

The strategic design of the concrete bands enhances both functionality and aesthetics:

  • Height Variations:Second Floor: Bands rise up to 1100 mm from the floor.Third Floor: Bands rise up to 850 mm.Fourth Floor: Bands rise up to 600 mm, allowing more light and openness.
  • Second Floor: Bands rise up to 1100 mm from the floor.
  • Third Floor: Bands rise up to 850 mm.
  • Fourth Floor: Bands rise up to 600 mm, allowing more light and openness.
  • Window Placement: Larger windows are positioned on the upper floors to maximize natural light while minimizing exposure to the busy street below.

The bands are detailed to create a cohesive and modern appearance. Balcony eaves lack drainage joints, contributing to the voluminous look of the bands. Additionally, shoring posts were slightly lowered during construction to ensure proper water drainage without compromising aesthetics.

Interior Features: Minimalism with a Touch of Warmth

Inside the building, the use of basswood plywood creates a seamless visual flow from the exterior to the interior. Floor-length windows framed with this material enhance natural light and provide a tactile quality that encourages interaction. These windows act as transitional elements, connecting the dynamic outdoor environment with the serene indoor spaces.

Functional and Aesthetic Details

  • Skirting Boards and Doors: Made from the same basswood plywood, these elements maintain a consistent material palette throughout the interior.
  • Laminated Edges: The exposed layers of the wood subtly mirror the exterior concrete bands, creating a unified design language.

Sustainable Design and Practical Innovations

To optimize both sustainability and functionality, the architects eliminated unnecessary hardware such as flashing on windowsills. Mortar was used to shape drainage slopes, aligning them with the tops of the concrete bands. This thoughtful detail minimizes visual clutter and enhances the abstract appeal of the building's elevation.

Clean and Modern Elevation

The white-painted bearing walls on balconies conceal outdoor units for air conditioners and water heaters, ensuring a clean, minimalist façade. These walls also contribute to the building's overall sense of order and simplicity.
