The Esplanade Brighton Apartment Design by Wood Marsh redefines coastal living in Melbourne with a masterfully planned medium-density housing project. Completed in 2024, this 10,500 m² development features 24 townhouses and 11 apartments distributed across four sculptural pavilions. Surrounded by a lush, native coastal garden, the design harmonizes contemporary architecture with the unique landscape of Brighton’s bayside setting, creating a vibrant and sustainable community.




Architectural Vision and Context
The site, bordered by train lines, post-war residences, and the Brighton Beach Hotel, presented unique constraints. Instead of occupying the entire brownfield site, the architects strategically composed a series of pavilion-like structures, positioned to maximize westward views of Port Phillip Bay and Greenpoint Park. Over half of the site is landscaped, forming a green spine that enhances privacy while connecting the apartments and townhouses to their natural surroundings.




Design Language and Materiality
The design balances bold contemporary architecture with a sensitivity to the local context. The townhouses feature undulating façades with softly fluted timber screens and overhanging terraces, blending into a residential streetscape that encourages interaction among neighbors. The larger apartment blocks maintain sculptural forms that transition naturally from the finer-grain townhouses, creating a unified aesthetic.


The Esplanade Brighton Apartment Design employs a palette of durable materials, including zinc, timber, stucco, and rendered masonry. These elements bring warmth and texture while ensuring longevity. The buildings' heights step down from north to south, reducing visual bulk and preserving the coastal character of the surrounding low-rise dwellings.



Sustainable and Energy-Efficient Solutions
Sustainability is central to the project. A fabric-first design approach has been implemented with highly insulated external walls and energy-efficient glazing. Thermally broken window frames and high-performance glass improve thermal comfort and energy performance, resulting in an average 7.8-star energy rating, with some apartments surpassing 8.5 stars. Rainwater harvesting is used for garden irrigation, while cross ventilation and passive cooling strategies ensure energy efficiency and comfort throughout the apartments.



Interior Design and Craftsmanship
The interiors are meticulously detailed, emphasizing natural materials and custom elements. Bespoke design touches such as cast bronze handles, high-quality joinery, and tailored bathroom fittings add a sense of refined luxury. Large openings and multi-aspect layouts create airy, light-filled spaces that connect seamlessly with garden and beach views.



Community and Landscape Integration
The coastal garden is an integral component of the master plan, offering a tranquil and green environment for residents. Shared pathways and open landscaped spaces encourage community interaction while aligning with the historic Green Point cenotaph memorial. The carefully curated plantings of native species enhance the local ecology and create a buffer from the surrounding urban setting.
