The Grao Flour Mill renovation project by VAM10 arquitectura y paisaje in Valencia, Spain, breathes new life into a historic structure while maintaining its industrial character. Originally built in 1921 and expanded in 1941, this architectural gem is now a hub for entrepreneurship, fostering start-ups, social innovation, and creative industries. The restoration embodies an “in-process” approach, where the building adapts to modern needs while preserving its historical essence.

Historical Legacy and Adaptive Reuse

The Grao Flour Mill, also known as La Harinera del Grao, consists of multiple structures built over different periods. The Flour Mill Building (1921) and the Burben Building (1941), separated by a service courtyard, were once connected to perpendicular annexes and silos, which disappeared over time. Despite these changes, the building retained its original volume and structural integrity, which became the cornerstone of the restoration.

During the 1960s, the wooden structure was replaced with steel to meet industrial demands. However, by the time the City Council intervened to prevent imminent ruin, the structure required immediate stabilization. A Structural Consolidation Project was developed to strengthen the remaining facades and restore the building’s functional capacity while honoring its historic significance.

Structural Transformation with Modern Solutions

To address stability concerns, a contemporary prefabricated concrete structure replaced the former wooden and steel framework. This adaptation maintains the building’s original layout and volume while enhancing its structural integrity. The solution not only addressed fire resistance and spatial efficiency but also met modern architectural and safety standards.

The intervention emphasized retaining the original industrial essence by preserving the facades, arches, and brickwork. The incorporation of prefabricated concrete supports reflects the continuous evolution of the mill, aligning technological advancements with architectural permanence.

Preserving Architectural Integrity and Spatial Identity

The project ensures that the building’s architectural identity is not lost amidst modernization. The carefully preserved facades, arches, and intricate details serve as a reminder of its industrial heritage. The preservation of these elements, coupled with modern materials and techniques, guarantees the continuity of the building’s historical narrative.

By blending industrial archaeology with contemporary architecture, the project maintains the spatial character of the original structure, allowing the community to engage with the mill’s rich history while embracing its evolving purpose.
