A Vision of Functional Elegance in Seongsu
In Seongsu, South Korea, the Khakis Seongsu Flagship Store stands as a testament to innovative and flexible retail space design. Crafted by COM, this 310-square-meter store showcases an adaptive and thoughtful approach to modern retail interiors, reflecting a seamless blend of utility, minimalism, and material-driven aesthetics.


Khakis and COM reunited after four years to redefine the brand's flagship store with a set of guiding principles that prioritized timeless functionality and human-centric design. The collaboration aimed to establish a harmonious space that balances practical adaptability with aesthetic simplicity, creating a unique shopping experience.


The Concept: From Tools to Design Philosophy
The design philosophy of Khakis Seongsu was built around the metaphor of a "tool." Just as tools are functional and purposeful, the store's interiors were conceived to be versatile, intuitive, and flexible. This philosophy drove every design decision, from mobile furniture with wheels to multi-functional shelving systems and adjustable ceiling-mounted hangers.


Each element was meticulously designed to ensure the store could easily adapt to changing needs, whether it be inventory adjustments, special events, or customer flow. This adaptability was achieved through innovative design solutions, such as lightweight steel hangers that can be repositioned without fixed fasteners and glass shelving that maximizes light penetration, creating a dynamic and versatile environment.

Materials: Celebrating Simplicity and Authenticity
A cornerstone of the Khakis Seongsu design is its celebration of materials in their natural form. COM chose materials like wood, steel, glass, and clay to craft a space that evolves over time.
Wood, used extensively in the store’s mobile furniture, was selected for its ability to develop a natural patina, embracing the imperfections and marks left behind through use. This approach imbued the store with a lived-in and organic character.

The flooring was particularly significant in shaping the space's ambiance. Recycled clay tiles, a byproduct of brick production, were selected for their subtle texture and natural variation in color. These tiles diverged from traditional, glossy flooring options, aligning perfectly with the store's rustic yet refined aesthetic. The flooring became the foundation for the store's overall atmosphere, guiding the design team in creating a cohesive vision.


Design Inspired by Discovery
Khakis Seongsu was designed to evoke the excitement of discovery, drawing inspiration from the joy of exploring record shops. Just as record shops encourage visitors to browse and uncover hidden treasures, the flagship store was arranged to foster exploration.

Products were strategically placed at varying heights and locations, from between benches to layered shelves. This deliberate layout invited customers to wander and engage with the space, transforming shopping into a journey of discovery.

Flooring: The Unsung Hero of the Space
The choice of flooring played a pivotal role in defining the store's identity. COM opted for recycled clay tiles, which introduced an organic, tactile quality to the interiors. The tiles’ subtle variations in texture and color contributed to the store's warm and inviting atmosphere.


Unlike conventional tiles, these recycled clay tiles were manufactured using methods closer to brick-making, further emphasizing their raw and natural appeal. For COM, the flooring was not merely a functional surface but a design element that set the tone for the entire space.

A Dynamic Space That Evolves Over Time
Khakis Seongsu transcends the boundaries of a traditional retail store. It is a flexible, dynamic space designed to evolve with the brand and its users. Whether accommodating an increase in inventory or hosting special events, the store adapts effortlessly to changing needs.





COM envisioned the store as a living space that grows and transforms, much like the marks left on its wooden furniture or the footprints on its clay-tiled floors. It is a space where customers are invited to explore, discover, and create memories, making Khakis Seongsu an enduring symbol of innovative and flexible retail space design.
