Villa No. 268, designed by SABK Design Group, is a breathtaking example of modern luxury villa design situated in Kelarabad, Iran. Spanning 1200 m² and nestled within a 2550 m² plot, this villa was designed to accommodate large family gatherings while offering an exquisite blend of functionality, elegance, and connection with nature. Completed in 2022, the project reflects a harmonious balance between indoor and outdoor spaces, establishing itself as a benchmark in contemporary villa architecture.

Site and Orientation: Maximizing Natural Views

The villa’s design capitalizes on the stunning natural surroundings, particularly the forest located to the east of the property. To preserve and showcase these views, the land was longitudinally divided into two sections. The western half houses the villa, while the eastern half is dedicated to a spacious outdoor deck and a luxurious pool. This strategic division allows the architecture to create an uninterrupted dialogue between the interiors and the surrounding natural landscape.

The main volume of the villa is a sleek, elongated structure that runs perpendicular to the street. This layout opens both sides of the villa to sweeping forest views, with the eastern-facing glass curtain walls and sliding doors seamlessly blending the indoor and outdoor spaces. The wooden flooring extends beyond the living areas to form a large outdoor deck, functioning as an esplanade that visually and physically connects the house with the pool and the surrounding environment.

Architectural Layout and Functional Design

The villa is composed of two distinct volumes that come together in an L-shaped configuration. The primary volume contains the main living spaces, including a living and dining area, kitchen, and bar. This volume faces the forest and pool, with the glass curtain wall ensuring an immersive experience of the natural surroundings. A wooden outdoor staircase connects the deck to a large terrace, enhancing the flow between levels.

The secondary volume, located at the northern end of the building, houses an indoor pool, extending the villa’s recreational offerings. Together, these two volumes create a cohesive architectural composition that integrates relaxation, entertainment, and practicality.

Upper Floor: Private and Semi-Private Spaces

The upper floor is designed to maintain privacy while offering functional connectivity. A central corridor links the southern sitting room near the void to the northern TV room. Along this corridor are five bedrooms and a laundry area, all of which open onto terraces that face the natural landscape. Each space is carefully oriented to maximize access to natural light and outdoor views, ensuring a serene and luxurious living experience.

Material Palette: Creating a Calming Atmosphere

The material selection for Villa No. 268 plays a pivotal role in creating a tranquil and sophisticated ambiance. Wood is prominently used for the flooring and ceilings, while stone walls offset the structure on three sides, introducing conceptual unity to the design. This minimalist material palette enhances the natural warmth of the villa, allowing the architecture to blend harmoniously with its surroundings.

Sustainable Features: Efficient Water Management

Sustainability is a key consideration in the design of Villa No. 268. Prior to construction, extensive drainage operations were carried out beneath the foundation of the building and pool to effectively manage surface water. The collected water is stored in a 30,000-liter tank, which is used for landscape irrigation, with any surplus directed to the town’s canal system. This sustainable approach not only minimizes water wastage but also integrates modern luxury with environmental responsibility.
