Set in the serene landscape of Saugerties, New York, the Pine Lane House by Ballman Khapalova transforms a dated 1980s ranch into a light-filled, forest-connected retreat. Completed in 2023, this 2,600 ft² renovation reimagines domestic living by emphasizing natural connection, spatial clarity, and cost-effective architectural upgrades.

This project reflects a deliberate and restrained design strategy, where every intervention enhances livability, natural light, and the relationship between structure and site—without erasing the home’s original footprint.

A Modest Addition with Major Impact

The renovation included a 300-square-foot addition, a new roof, wood-clad siding, and a generous new deck that physically and visually extends the interior into the landscape. All mechanical systems were modernized, and new windows were installed to align with existing ones, maximizing daylight and views while maintaining budget efficiency.

This minimal yet impactful addition repositions the main entry to the center of the home, enhancing circulation and shifting the social core toward the mature trees to the west. The deck wraps around these trees and nestles under their canopy, offering a tranquil outdoor living experience. A circular hot tub punctuates the deck’s edge, providing both function and an unexpectedly sculptural presence.

The original house was dark and inward-looking, prompting the architects to create a more open, outward-orientedlayout. The kitchen, dining, and living areas were combined into a single fluid social space, with strategic window placement that opens the home to key landscape elements: the western tree and the southern treeline.

The new main bedroom suite was developed by shortening the home’s hallway, creating a space that merges functionality and privacy. A custom bed defines spatial zones within the suite—providing intimacy in the sleeping area and openness in the dressing and work areas. A large window in the bedroom frames a garden view to the east, reinforcing the project's ethos of indoor-outdoor continuity.
