Nestled in the tranquil hillside landscape of Tskneti near Tbilisi, Georgia, the Private House in Tskneti by NS Studio redefines contemporary living through its seamless blend of architecture, interior design, and natural context. Completed in 2024 under the direction of lead architect Nini Tchanturia, the residence embodies a modern yet timeless approach — creating an atmosphere of serenity, spatial fluidity, and understated luxury.

With an elongated architectural plan that naturally encourages visual and functional connectivity, the design prioritizes openness and free-flowing movement. Expansive glazing, continuous sightlines, and neutral foundations allow materials, textures, and curated furnishings to take center stage.

Spatial Fluidity and Seamless Interior-Exterior Integration
The home’s spatial concept promotes continuity between indoor and outdoor environments, reinforcing a calming experience throughout. The elongated layout softens transitions between functional zones, allowing each space to breathe while maintaining visual unity.
Ground Floor – An Open Social Core
The ground floor acts as the communal heart of the home, where:
- Open-plan kitchen, dining, and living spaces invite movement and interaction
- Large windows frame the surrounding greenery, enhancing natural light
