Spiegelfabrik Housing by Heide & von Beckerath: Transforming an Industrial Site into a Socially Inclusive, Sustainable Living Model in Fürth, Germany
Spiegelfabrik Housing transforms a former factory into sustainable, community-oriented co-housing with inclusive design, green spaces, and hybrid construction.
Nestled in the historic city of Fürth, Germany, the Spiegelfabrik Housing project by Heide & von Beckerath transforms a former mirror factory into an innovative residential community that redefines urban living. Spanning 12,400 m², the development integrates cooperative housing, social inclusivity, and sustainable architecture to serve as a prototype for future mixed-use, community-oriented developments in post-industrial urban fabrics.


From Industrial Heritage to Model Urban Living
Located between Wilhelminian-era housing on Lange Straße and Dr.-Mack-Straße, adjacent to the river meadows of the Pregnitz and Fürth's city park, the project capitalizes on a unique terrain with a one-story drop. The preserved historic forge serves as a tangible link to the site's industrial past, while the new structures reinterpret the former factory’s robust character through modular concrete frames and prefabricated timber construction.
The masterplan creates three open spaces:
- A courtyard adjacent to Lange Straße
- A lower courtyard accessed via a wide public stair
- A garden at the historic forge, topped by a communal rooftop garden
These spaces anchor the architecture’s dialogue between private retreat and public interaction.



Participatory Housing with Social Impact
Developed in close partnership with the future residents and the city of Fürth, the project embodies participatory urbanism. A new cooperative was established, blending owner-occupied units, subsidized housing for refugees, and apartments managed by Lebenshilfe Fürth e.V., a local charity supporting people with disabilities. Additionally, the PEN Club offers sanctuary for exiled writers, and a city-sponsored neighborhood center fosters civic engagement and community initiatives.



Architectural Design and Spatial Strategy
The housing complex comprises two end buildings connected by a central spine of alternating open-air balconies. These balconies, shaped by T-shaped concrete columns, serve both as transitional spaces and informal meeting points, enhancing neighborly interaction.
At the core of the project lies the Spiegelsaal—a flexible communal hall with a kitchen and full façade glazing that opens toward the courtyard. It functions as a social heart for residents, hosting gatherings, events, and everyday encounters.
The old forge building has been adaptively reused for resident-focused craft workshops, including pottery, woodworking, and bicycle repair, reinforcing the development’s hands-on, community ethos.



Hybrid Construction and Environmental Sustainability
Sustainability is integral to the project's structure and daily operation. The hybrid construction system combines:
- Reinforced concrete frameworks
- 80% prefabricated timber external walls
- Durable, health-conscious materials
Energy systems include:
- A gas-fired cogeneration plant
- Photovoltaic panels achieving 60% energy self-sufficiency
- High-performance insulation and green roofs to regulate temperature


A car-sharing scheme minimizes the need for parking and promotes sustainable mobility. Open spaces are not only community gardens but also act as stormwater retention zones and urban biodiversity habitats.
