The design, driven by the steep slope of the land and regulatory considerations, offers a unique living experience while prioritizing stunning views of the Bay of Palma.








Adapting to the Landscape
Situated on a plot with a steep slope, the house ingeniously conforms to the topography. Positioned at the upper part of the plot and adjacent to a wooded area, it unfolds across various levels that align with the natural profile of the land. This approach establishes a strong connection with the outdoors, providing residents with a harmonious living experience.





Compliance and Innovation
The governing regulations for the plot played a crucial role in shaping the design. The requirement for a main body with a rectangular plan, simple volumetric design, and a sloping roof with traditional ceramic tiles influenced the architectural choices. The result is a staggered home that not only complies with regulations but also innovatively addresses the challenges posed by the landscape.








Dual Living Spaces
Designed to accommodate two families, the house features two independent private areas, each including a master bedroom, a multipurpose room, and a bathroom. The floor plan, nearly square, strategically places these private spaces on adjacent sides, ensuring the independence each family needs. Shared spaces, organized along a diagonal axis oriented towards panoramic views, serve as the focal point where families converge.




Courtyards and Transitions
Three courtyards act as transition spaces between the interior and exterior. One of them, covered with a light structure supporting climbing vegetation, creates a shaded, protected living space seamlessly integrated with the building's envelope. The courtyards also serve as alternative pathways, reinforcing the intended independence of private spaces.


Architectural Harmony
Traditional construction solutions are employed, utilizing load-bearing walls and one-way slabs. The structure coincides with living spaces, creating a dynamic interior while maintaining an exterior of striking neutrality. Exposed beams and slabs contribute to the interior's character, and lime mortar renders the load-bearing walls.








Sustainable and Efficient
The House in Puntiró prioritizes sustainability and energy efficiency. Taking advantage of natural and local resources, the design optimizes ventilation and benefits from prevailing winds. Courtyards serve as landscaped intermediate spaces, contributing to natural ventilation. The house incorporates rainwater harvesting, a ventilated roof, and ceramic load-bearing walls with high thermal inertia for optimal energy performance.
