Jardim Paulista House by Messina Rivas: Compact Living Reimagined in São Paulo

Located in the heart of Jardim Paulista, one of São Paulo’s most vibrant residential neighborhoods, the Jardim Paulista House by Messina Rivas redefines compact urban living. Designed in 2024, this 200 m² residence maximizes spatial potential on a tight 180 m² plot, accommodating a full contemporary program: three bedrooms, garden, swimming pool, terrace, integrated kitchen, service area, and parking — all within a vertical yet fluid architectural composition.

Adaptive Reconstruction and Material Reuse

The project began by dismantling a pre-existing terraced house, carefully recovering its original bricks for reuse in the new structure. This sustainable gesture not only reduces construction waste but also preserves the memory of the site, adding warmth and texture to the new interiors. The dialogue between reclaimed materials and a reinforced concrete frame bridges past and present, giving the home a distinct architectural identity rooted in continuity and renewal.

Vertical Structure and Light Movement

The new structure employs concrete pillars and one-meter-high beams that define the spatial rhythm of the house. Each slab is vertically offset by one meter, creating subtle height variations that shape the internal experience. This offset system allows a central staircase to naturally connect all levels — a sculptural circulation core that minimizes corridors while enhancing natural ventilation and daylight throughout the residence.

The result is a sequence of spaces that breathe and expand, where double-height volumes, strategic openings, and green views blur the line between interior and exterior. The house becomes a living organism — compact yet open, efficient yet poetic.

A Light Structure Supporting Functionality

Above the living spaces, the structural system accommodates a technical slab that conceals water tanks and supports a rooftop swimming pool and terrace. This configuration maintains functional efficiency while ensuring spatial lightness, allowing the architecture to feel both grounded and airy.

Through a clear structural logic and thoughtful reuse of materials, Jardim Paulista House exemplifies how sustainability, comfort, and contemporary design can coexist harmoniously in dense urban contexts.
