K1 Villa, designed by Archtify, is a stunning example of contemporary architecture seamlessly blending with nature. Located on a sloping plot overlooking the Aegean Sea and the White Mountains, this luxury villa offers an unparalleled living experience, combining modern aesthetics, natural materials, and minimalist design.


Architectural Concept & Design
The villa is strategically positioned at the highest point of the plot, ensuring privacy while maximizing panoramic views. The design embraces monolithic volumes, clad in locally sourced stone, allowing the structure to integrate harmoniously into the natural landscape. A defining feature is the entrance corridor, which acts as the villa’s backbone—descending into the ground, passing through an internal atrium, and extending towards the infinity pool and sea beyond.



Seamless Indoor-Outdoor Connection
K1 Villa features 5 luxurious bedrooms and spacious indoor and outdoor living areas, covering a total of 364 m² within a vast 9,055 m² plot. Large floor-to-ceiling windows with invisible frames create a seamless transition between the interior and exterior spaces, ensuring uninterrupted views of the sea and mountains. The open-plan living areas are strategically positioned to enhance natural ventilation, while carefully placed openings act as framing devices, highlighting the landscape like a work of art.



Sustainable & Contextual Integration
Environmental harmony is a key element of the villa’s design. Endemic plants, including olive trees, were carefully selected to maintain the local biodiversity of the Apokoronas region. The choice of natural materials such as pressed cement mortar for flooring, both indoors and outdoors, enhances the continuity of spaces. The villa also includes two subterranean guest rooms, concealed within the slope for added privacy and a unique immersive experience within nature.

The villa’s outdoor spaces are designed for relaxation and entertainment. The infinity pool, open-air kitchen, and dining area form an independent outdoor living zone, offering breathtaking views of the Mediterranean horizon.
