Nestled within a dense residential area in downtown Seoul, the Tailwind Office Building by OOTO Architects redefines the concept of contemporary office architecture. At a time when startup culture is evolving rapidly, so are the spatial needs of young entrepreneurs and small creative teams. Gone are the days when a prestigious office meant towering glass buildings on bustling boulevards. Today’s startups seek compact, character-rich, and flexible workspaces that reflect their ethos — and that’s precisely what Tailwind offers.


Small Scale, Big Ambition
In stark contrast to traditional corporate layouts, Tailwind embraces miniaturization. Designed specifically for start-ups and small teams, the building supports dynamic collaboration while maintaining individual identity. Instead of vast open-plan offices, the layout encourages flexible work modules, making it ideal for 1 to 3-person ventures.
OOTO Architects envisioned the project as a non-rigid, brand-conscious space that fosters innovation without overwhelming first-time founders. The compact footprint and accessible design lower entry barriers for young businesses while enhancing the building’s architectural identity.

Set against the backdrop of a bustling residential neighborhood, Tailwind had to respond sensitively to its urban surroundings. Each floor features generous terrace spaces, allowing fresh air and visual breaks — a rare luxury in compact urban offices. These open-air pockets introduce a breathable architectural rhythm and support casual interactions or quiet moments amidst work.
Facing adjacent villas, louvered windows and custom brickwork were employed to filter daylight while maintaining privacy. This strategic fenestration balances transparency and seclusion, supporting both work focus and visual comfort.


Tailwind as a Metaphor for New Beginnings
The building’s name — Tailwind — reflects its aspirational spirit. Just as a tailwind accelerates a ship’s journey, this office building is designed to propel new businesses forward. The design itself becomes a metaphor for momentum, opportunity, and navigation through the unpredictable waters of entrepreneurship.
From façade to floor plan, every element emphasizes function, aesthetics, and individuality, showing that thoughtful architecture can empower even the smallest teams to make bold moves.
