A contemporary Spanish house organized around dual courtyards, blending light, wood textures, and fluid indoor–outdoor living spaces.
Located in Sabadell, Spain, the 899–S29 House is a refined contemporary residence that explores the relationship between light, texture, and spatial continuity. Designed by exitprojectes estudi d’arquitectura, the 270 m² home balances privacy and openness through a calm architectural language rooted in material restraint, precise detailing, and strong indoor–outdoor connections.
The house is conceived as a sequence of carefully framed spaces organized around two internal courtyards, which act as the project’s climatic and spatial core. These patios allow daylight to penetrate deep into the interior while maintaining privacy from the surrounding neighborhood. As a result, natural light becomes an architectural material, shaping atmosphere and enhancing the tactile quality of surfaces throughout the home.
The ground floor is dedicated to collective family life. Defined by warm, dark wood finishes and subtle concrete elements, the living room, kitchen, dining area, and study flow seamlessly into one another. Large openings connect these spaces directly to the courtyards, dissolving the boundary between interior and exterior and encouraging daily interaction with nature. This continuous spatial layout promotes flexibility while preserving a sense of intimacy and comfort.
Material selection plays a key role in the project’s identity. Wood, concrete, glass, and carefully curated furnishings work together to create a restrained yet expressive palette. The contrast between textured wood surfaces and smooth concrete floors reinforces the dialogue between warmth and solidity, while natural light softens transitions throughout the day.
The upper level is designed as a more private domain. Bedrooms are arranged along a central circulation spine, culminating in the master suite. Here, the hallway evolves into a walk-in wardrobe that links the vanity area, terrace, bathroom, and bedroom into a fluid sequence. This spatial choreography enhances daily rituals while maintaining visual and acoustic privacy.
Throughout the house, architectural decisions are guided by clarity, proportion, and longevity. Rather than relying on expressive gestures, the design emphasizes spatial calm, functional efficiency, and timeless materials, ensuring the home remains adaptable to future needs. The result is a contemporary Mediterranean dwelling that integrates light, landscape, and living into a coherent and quietly elegant whole.
