Ciasem House, a stunning modern residence designed by STUDIOKAS, stands as a testament to innovative architectural design, beautifully responding to Jakarta’s challenging climate and the need for privacy in a bustling urban environment. Located in the exclusive Kebayoran Baru neighborhood, this home offers a unique approach to spatial zoning, climate control, and privacy.

Innovative Stacked Design: Privacy and Climate Solutions
Ciasem House’s design revolves around the concept of "stacking" – an approach that not only enhances privacy but also responds to Jakarta’s high sun exposure and heavy rainfall. The home is comprised of three stacked boxes, each shifted in position, creating an intriguing spatial dynamic while maintaining a clear hierarchy of zones within the residence. This approach helps the home establish a delicate balance between openness and seclusion, with the higher boxes providing increasing privacy for the family.
The stacking of boxes creates a lightweight, floating appearance, with each level serving a distinct purpose. The middle box is solid, facing the street, to ensure the family’s privacy. In contrast, the top box is semi-solid, allowing natural light to filter through while offering a scenic view of the street. This upper box also serves as the roof of the house, enhancing both functionality and aesthetic appeal. The gap between each box creates a sense of openness and lightness, giving the home an airy, contemporary feel.

Integration of Indoor and Outdoor Spaces
The strategic shifting of the boxes allows for shading spaces beneath them, effectively blurring the boundary between indoor and outdoor areas. This connection between the interior and exterior is further accentuated by the use of expansive sliding glass doors that seamlessly open up to a garden and terrace, promoting fluid movement between the spaces. The house's design ensures that privacy and open space coexist, providing an inviting environment for the residents while also offering secluded areas for family members to retreat.

On the right side of the house, an additional box contains the main vertical circulation elements, including stairs and an elevator. This vertical core seamlessly connects all three stacked boxes, ensuring smooth circulation throughout the home.
The material choices for each box—wood, steel, glass, and concrete—further distinguish the distinct zones and programs. The design ensures that each space is optimized for its intended purpose while maintaining a cohesive and striking aesthetic.


Thoughtful Layout and Privacy Features
Entering the home, visitors are greeted by a hidden entrance that leads to a spacious terrace on the right side of the house. The entrance is carefully positioned to offer privacy while also welcoming guests into the home. The first floor of the residence is primarily a service area, featuring a garage, pantry, and MEP (Mechanical, Electrical, and Plumbing) rooms, ensuring that essential services can be carried out without disrupting the more private spaces above.
The second floor features a foyer, living room, dining room, and kitchen, with an impressive ceiling height of 3.2 meters. This expansive space is enhanced by sliding glass doors that open up to the terrace, fostering a strong sense of continuity between the interior and exterior. The upper floors offer more intimate spaces, including the third floor, which houses the main bedroom and two children’s rooms, all connected by a central inner court and terrace. The main bedroom, facing the street, is shielded by wooden panels that filter sunlight while maintaining privacy.
