Diamas Hayama By APOLLO Architects & Associates: Luxury Coastal Residences in Hayama, Japan
Diamas Hayama is a luxury seaside condominium in Hayama, Japan, offering stunning beach views, wellness-focused design, and contemporary coastal living.
Located along the pristine shoreline of Morito Beach in Hayama, Japan, Diamas Hayama is a sophisticated residential project designed by APOLLO Architects & Associates. Hayama, renowned as one of Japan’s oldest and most picturesque coastal resort towns, offers stunning views of Enoshima Island and attracts visitors seeking a combination of seaside relaxation and active recreation, including windsurfing, walking, and beachfront leisure. Diamas Hayama provides residents with the rare opportunity to enjoy direct access to the beach, making it an ideal setting for holiday homes, workations, and luxury coastal living.

This 17-unit luxury condominium development spans four levels, including three aboveground floors and one basement, encompassing a total area of 967 m². Each unit is oriented to optimize views: west-facing units capture breathtaking sunsets, while south-facing units overlook the scenic promontory of Morito Shrine. A hallmark of the design is the integration of lanai terraces, spanning up to 2.7 meters, equipped with outdoor furniture and greenery. These semi-open transitional spaces create a seamless connection between indoor and outdoor living, allowing residents to immerse themselves in the coastal environment.

The building features a reinforced-concrete rigid-frame structure with seismic shear walls, ensuring both stability and longevity. Deep brise-soleils and partition walls define the exterior, while the use of flat slabs eliminates dropped beams, resulting in clean timber-panelled ceilings and interiors flooded with natural light. This architectural approach fosters a bright, airy, and open atmosphere in each unit, emphasizing comfort, privacy, and contemporary design aesthetics.

Inside, the shared entrance lobby welcomes residents with an atrium-style layout that channels daylight through clerestory windows while maintaining privacy from neighboring residences. The interior spaces are designed with meticulous attention to detail, combining modern materials with functional layouts that support a wellness-oriented lifestyle. Molteni kitchens installed in each unit make hosting gatherings effortless, while the top-floor penthouse spans 250 m² and features a private rooftop terrace accessible via an internal staircase, perfect for enjoying Mount Fuji views and seaside barbecues.

Diamas Hayama embodies the perfect blend of luxury, coastal living, and wellness-focused design, making it an iconic and contemporary residence on Japan’s scenic coastline. Its combination of architectural elegance, high-quality finishes, and functional planning positions the development as a standout example of modern beachside residential architecture.
