Nestled immediately adjacent to the largest green space in the Colegiales neighborhood, Jorge Newbery 3136 Apartments by MoGS exemplifies contemporary residential architecture in Buenos Aires. Located on an atypical low-density block, the project responds to a transforming neighborhood dominated by private homes and PHs, punctuated by taller buildings as isolated events. The site, with a frontage of 8.66m and a depth of 34m, presented unique design opportunities and restrictions, inspiring a project that maximizes both open air and functional living spaces.



Green-Centered Layout and Courtyard Design
The apartments are thoughtfully arranged into two blocks, creating a central courtyard that concentrates the available air volume. This green space not only ensures direct ventilation for bedrooms but also facilitates cross-ventilation throughout the units. Common areas are organized around this verdant patio, creating generous circulation spaces that double as usable outdoor areas, enhancing connectivity and social interaction within the complex.



Duplex Living with Terraces and Gardens
The building includes six residential units designed for maximum outdoor access. Four rear duplexes feature three bedrooms each, two with private gardens and two with terraces spanning the second and third floors. At the street-facing front, two duplexes with two bedrooms occupy the upper levels, complemented by a versatile loft on the first floor suitable for home or professional use—an ideal solution for the neighborhood’s audiovisual district.


Interior Organization and Functional Design
Inside, the design employs a strip-based organization, concentrating kitchens and wet areas while freeing living spaces toward the front, rear, or courtyard. By dedicating all outdoor square meters to gardens and terraces, the boundary between indoor and outdoor spaces becomes seamless, enhancing natural light, air flow, and the overall residential experience.



Sustainable and Smart Features
Actionable design systems provide variable levels of privacy and solar control, optimizing the apartments’ thermodynamic performance. These thoughtful strategies improve energy efficiency, comfort, and habitability, reflecting MoGS’s commitment to sustainable urban living in Buenos Aires.
