Introduction
Villa M, designed by Delugan Meissl Associated Architects, is a remarkable refurbishment project located in Vienna, Austria. Originally a three-story villa from the late 19th century, the building has undergone multiple transformations over the decades. Today, the villa has been carefully restored to its original function as a private residence, blending historic preservation with modern architectural innovation.



Architectural Concept
The villa’s historic exterior façade, recognized as part of an architectural ensemble with its neighboring buildings, has been preserved in strict accordance with monument protection guidelines. Special attention was given to the conservatory, which was restored to reflect its original design. This balance between heritage conservation and contemporary living defines the spirit of Villa M.
On the courtyard-facing north façade, a modern reinterpretation was introduced. Wooden slats, projecting alcoves, and cantilevered balconies create a dynamic architectural language that contrasts yet complements the preserved historic shell. The roof structure was reconstructed with its original geometry, now enhanced with generous glazing and access to a roof garden, transforming the upper level into a vibrant outdoor living area. A newly integrated staircase connects the ground floor seamlessly with the landscaped garden.


Interior Design
The interior of Villa M combines industrial design elements with timeless elegance. Entering through the historic entryway, residents are welcomed by an imposing open staircase that sets the tone for the house. Exposed concrete walls, sculptural light installations, and a raw steel railing showcase a bold industrial aesthetic that runs throughout the interiors.
To emphasize the villa’s grandeur, floor-to-ceiling steel loft doors highlight the original ceiling heights, which were preserved after the extensive gutting of the old structure.


Living Spaces
On the ground floor, a loft-style open plan brings together the living room, dining area, and kitchen. Warm wooden flooring softens the raw textures of exposed concrete, creating a perfect balance of warmth and modernity. Expansive floor-to-ceiling glass windows open toward the garden, allowing natural light to flood the interiors while visually blending indoor and outdoor spaces. Generous terraces and balconies extend the living areas outward, reinforcing the connection to nature.

Materials & Atmosphere
The design’s strength lies in the tactile material palette:
- Exposed concrete for industrial boldness
- Natural wood floors for warmth and comfort
