A New Circular Landmark in Hendrik-Ido-Ambacht

The Circular and Demountable Office Building Omega, designed by EVA architecten, stands as a model for the future of sustainable commercial architecture. Completed in 2023 and located at the entrance of the new Ambachtsezoom business park in Hendrik-Ido-Ambacht, the 1,600 m² office building introduces a fully circular, demountable, and energy-positive approach to workplace design. Framed by a green perimeter of mature trees, the building establishes an immediate dialogue between contemporary construction and the surrounding natural landscape.

A Timber Structure Centered on Circular Construction

At the heart of the project is an extensive use of wood, forming the main structural system of columns, beams and CLT floors. This timber framework not only drastically reduces environmental impact but also serves as an active carbon store. The structure gains stability through a single concrete core, around which EVA architecten organizes a freely adaptable floor plan. This flexible spatial arrangement supports long-term reuse, reconfiguration and future-proof workplace adaptability.

In the core of the building, a central podium with grandstand seating creates a welcoming space for meetings, presentations and informal exchanges. This communal heart reinforces the building’s role as a dynamic and collaborative work environment.

Energy-Positive and CO₂-Storing Performance

Omega is designed as an energy-positive building capable of generating all its operational energy needs, including user consumption. Its performance exceeds equilibrium, delivering a surplus of clean energy. With its extensive timber structure, the building further contributes to environmental stewardship by storing significant amounts of CO₂, proving that architectural quality and ecological responsibility can coexist seamlessly.

A Fully Demountable and Material-Conscious Architecture

Circularity guides every design choice. Except for the non-demountable parking basement, every part of the building—from the load-bearing structure and waterproof envelope to all installations and finishes—is designed to be separated, removed and reused. Each component is documented in a detailed materials passport, ensuring total transparency and future recyclability.

Materials known to hinder circular construction, such as PVC, polyurethane, glue and sealants, were intentionally avoided. No composite elements were used, reinforcing the building’s long-term recoverability and material purity.

A Lifted Volume with Integrated Landscape and Shaded Facades

EVA architecten elevates the two-story volume above ground level, creating discreet parking beneath the building and maximizing usable site area. The lifted design also produces a sheltered roof garden that promotes biodiversity and provides outdoor space for building users.

The building’s transparent façade, softened by rounded corners, gives Omega a welcoming presence from all directions. Overhanging facade bands wrap the structure and vary in depth according to orientation, functioning as passive solar shading that reduces summer energy demand. These bands are planted on top with a curated herb mixture that attracts bees, butterflies and beneficial insects, transforming the façade into a living ecological system.
