A Landmark in Sustainable Residential Design
Civitas Residence is recognized as the world’s first dual certified Zero Energy and Zero Carbon building by the International Living Future Institute. Situated on a compact greenfield corner in the new urbanist Harbor Town development in downtown Memphis, the home embodies sustainable living while responding harmoniously to its surroundings. Designed to frame the Mississippi River and Delta, Civitas seamlessly integrates scale, materiality, and transparency, blurring the lines between interior and exterior spaces.

Architectural Philosophy: Community & Stewardship
The name "Civitas" reflects the project’s emphasis on community, environmental stewardship, and social responsibility. Through layered facades and tunable openings, the design fosters shared experiences between the family and the neighborhood, while maintaining a respectful scale in dialogue with traditional urbanist architecture. This residence serves as both a home and a visible statement on our collective responsibility toward the environment.


Innovative Materials & Construction
Civitas was realized using carbon-smart materials within a hybrid structural system, including:
- Salvaged steel members
- Cross-laminated timber for natural carbon sequestration
- Structural insulated panels
- Robust foundation systems
- Recycled aluminum scrims
- Black locust exterior cladding
- Double and triple-glazed windows
Durable polished concrete floors extend from interior to exterior, chosen for their maintenance-free properties. These material choices reflect the project’s commitment to longevity, sustainability, and aesthetic refinement.


Sustainability & Climate Resilience
Meeting the AIA2030 Challenge a decade early, Civitas demonstrates that environmentally responsible homes can also be expressive, innovative, and contextually sensitive. Sustainability strategies include:
- On-site renewable energy production
- Water conservation and reclamation systems
- Biodiversity promotion and ecosystem nurturing
- Climate-resilient design against flooding, tornadoes, and seismic activity
- Use of local materials to reduce embodied carbon

Civitas achieved an Energy Use Intensity (EUI) of -2.6, producing more energy than it consumes annually. It also holds LEED v4.1 Homes Platinum certification and was an AIA 2021 COTE Top Ten award winner, redefining sustainable residential architecture in the hot, humid South.
