Daytona comprises four luxury beach houses thoughtfully positioned along the northern Yucatan Peninsula. Designed for tropical coastal living, the project leverages stunning Gulf of Mexico views, natural breezes, and abundant sunlight while minimizing environmental impact. Set on a 40-meter deep by 30-meter wide site, the houses are carefully oriented to enhance cross ventilation and harmonize with prevailing northern winds.



Site and Landscape Integration
The homes are located toward the southern edge of the plot, freeing approximately 70% of the land to allow for coastal flora and fauna restoration. The architecture prioritizes ecological sensitivity, reducing its footprint while connecting residents with the surrounding natural landscape. Stepped terraces along the north façades create dynamic outdoor spaces that frame panoramic ocean vistas and allow for uninterrupted views of sunrises and sunsets.



Architectural Design and Layout
Each house is organized into two distinct blocks connected by a large interior patio that fosters cross ventilation and maximizes natural light. The vertical stacking of spaces results in a six-level layout: the ground floor houses the garage and main entrance, intermediate half-levels accommodate the social areas, and upper levels contain four bedrooms, including a master suite and lounge.
The staircase serves as the central circulation axis, ingeniously designed with uneven mezzanines to eliminate corridors and optimize usable space. South façades are closed for sun protection, while the open north façades with angled terraces emphasize sea views and indoor-outdoor connectivity.



Materials and Sustainability
Durability and low maintenance were key considerations. The structural system relies on two longitudinal load-bearing walls, freeing interior spaces and creating maximum openness toward the north and central patio. The exterior features a unified chukum coating, harmonizing with the local sand while resisting marine conditions. The design balances modern aesthetics with environmental adaptation, ensuring the houses age gracefully with minimal upkeep.
