Gabriel Faria Lima Corporate: A Contemporary Boutique Office Landmark in São Paulo by Perkins&Will
A boutique office building blending transparency, Corten steel, and lush landscaping, creating a refined, human-scale corporate landmark in São Paulo.
Situated along Alameda Gabriel Monteiro da Silva—one of São Paulo’s most prestigious design corridors—the Gabriel Faria Lima Corporate emerges as a refined architectural statement that redefines the future of boutique office buildings in Brazil. Designed by Perkins&Will São Paulo, the 2,900 m² project brings together contemporary minimalism, urban sensitivity, and a deep connection to its landscape.

A Prime Address Rooted in Design Culture
Alameda Gabriel Monteiro da Silva is internationally recognized for its concentration of design showrooms, interior design houses, and luxury furniture brands. This address bridges the city’s most important financial hubs—Avenida Paulista and Avenida Faria Lima—while maintaining a characteristically upscale residential feel.
Building here means responding to strict zoning regulations on height, scale, and volume. Perkins&Will approaches this challenge not as a limitation but as an opportunity to create a corporate building that gracefully integrates into the Jardins neighborhood’s intimate, tree-lined streets.

A Permeable Ground Floor That Blends Architecture and Landscape
The project is conceived as a single-occupancy corporate building composed of two upper levels resting lightly above an open, permeable ground floor. Supported by slender concrete pilotis, the transparent base dissolves the boundary between public and private space.
Floor-to-ceiling glass panels enhance the sense of openness, encouraging visual continuity between the building and its lush landscaping. This design strategy maximizes natural light, improves urban permeability, and creates a welcoming, human-scale identity uncommon in traditional corporate developments.

Large, Flexible Floorplates Designed for Future-Forward Workspaces
Perkins&Will prioritizes spatial versatility through large, uninterrupted slabs that offer maximum freedom for interior configuration. Free from structural interruptions, the floorplates adapt effortlessly to evolving corporate needs, from collaborative workspaces to executive suites.
Each level maintains a strong relationship with the vegetation surrounding the building, allowing occupants to enjoy daylight, views, and moments of calm—key components of contemporary biophilic design.
This flexibility supports:
- Adaptive workspace planning
- Wellness-focused work environments
- Enhanced thermal comfort and natural ventilation
A Façade Defined by Rhythm, Texture, and Brazilian Identity
The exterior façade is distinguished by vertical Corten steel brise-soleils, which provide privacy, solar protection, and a warm, tactile aesthetic. The interplay of metal, soft stone walls, and expansive glazing produces a timeless composition that reflects both modern minimalism and Brazilian materiality.
The Corten elements create a striking rhythm along the façade—alternating vertical lines that protect generous windows while filtering sunlight into the interiors. This design strategy reduces heat gain and enhances the building’s environmental performance, aligning with Perkins&Will’s sustainability principles.
Soft stone walls and endemic landscaping complete the ensemble, reinforcing the building’s organic connection to the neighborhood.

Landscaping that Elevates Urban Well-Being
A carefully curated landscape surrounds the building, blending native species and sculptural vegetation into a tranquil garden that elevates the urban experience. The planting softens the architecture, promotes biodiversity, and humanizes the workplace environment.
The outdoor areas echo the Jardins neighborhood’s natural charm, ensuring the development feels like an authentic extension of its surroundings rather than a disruptive corporate insertion.

A Boutique Corporate Experience Rooted in Community Integration
According to Douglas Tolaine, creative leader and design director at Perkins&Will São Paulo, the project aims to “integrate the Jardins neighborhood into the building, as if the development had always existed.” This vision is reflected in the building’s human scale, material palette, and unobtrusive presence.
Rather than following the outdated model of mirrored, imposing high-rise office towers, Gabriel Faria Lima Corporate challenges the typology with an approach that celebrates:
- Urban harmony
- Elegant restraint
- Architectural authenticity
- Nature-driven well-being
The result is a corporate building that fosters a sense of continuity, belonging, and lasting value for both its users and the broader urban fabric.

A New Icon for São Paulo’s Contemporary Corporate Landscape
Gabriel Faria Lima Corporate sets a new precedent for boutique office architecture in São Paulo. Through its permeable structure, refined materials, and thoughtful integration with the city’s most prestigious design avenue, the building stands as a model for future developments that prioritize contextual design, sustainability, and human experience.
