The Ookayama Housing Complex by Tomoyuki Kurokawa Architects is a striking example of modern urban residential design, strategically located in Ota ward, Tokyo. Positioned within a bustling mix of commercial and residential buildings, the site demanded a thoughtful approach to high-density living while maintaining a sense of openness, light, and connectivity to the urban environment.

Architectural Concept

Tokyo’s urban density presents unique challenges for residential design, including limited frontage, deep plots, and strict public street access requirements. To address these constraints, Tomoyuki Kurokawa Architects reimagined the traditional apartment model, creating a mid-to-high-rise complex that maximizes natural light, ventilation, and community interaction.

The architects introduced an innovative “Dori Doma” concept, an earthen floor space that connects two dwelling units through a shared staircase and corridor. This interior courtyard-like feature fosters interaction between units while maintaining privacy and flow. By arranging these Dori Doma units in a U-shaped interlock, the design creates staggered volumes running from north to south, forming a dynamic spatial configuration.

Design Features

The linear stacking of units generates natural passageways that invite sunlight and wind into the deeper sections of the site, mitigating the claustrophobic feel often seen in narrow, urban plots. This approach not only enhances the quality of life for residents but also transforms the complex into a three-dimensional urban street, seamlessly linking the busy eastern streets with the quieter western university area.

Key elements of the design include:

  • Direct street access for all units to comply with Tokyo’s building regulations
  • Earthen floor spaces (Domi Doma) fostering social interaction and fluid movement
  • Staggered volumetric configuration that enhances natural ventilation and daylight penetration
  • Urban integration connecting bustling commercial areas with serene residential pockets
  • Open, airy interiors with kitchen, bathroom, and living spaces thoughtfully designed for functionality and comfort

By stacking units vertically while incorporating shared earthen floor spaces, the complex balances density with openness, offering a modern, sustainable solution for urban living in Tokyo.
