Sustainable student residence in Paris by NZI Architectes transforms offices into eco-friendly housing using prefabricated wood panels, straw insulation, natural light.
Located in the heart of Paris, France, the Student Residence by NZI Architectes represents a forward-looking model of sustainable architecture, adaptive reuse, and eco-friendly construction. Originally designed as an office building, the 4,400 m² structure was transformed into a modern, affordable student housing complex through a combination of innovative prefabricated wood panels, straw insulation, and energy-efficient design strategies.


Sustainable Construction Approach
To reduce the environmental impact of construction, the project redefined traditional methodologies by embracing prefabricated timber panels filled with bio-sourced insulation materials such as locally sourced straw from Île-de-France. This choice not only minimized the project’s carbon footprint but also optimized energy performance, thermal comfort, and cost efficiency.
The lightweight nature of the timber and straw wall systems allowed large panels to be manufactured in factory conditions, ensuring high precision, quick assembly, and reduced on-site labor. By relying on short supply chains, the residence highlights the potential for localized, low-carbon construction solutions in urban contexts.


Architectural Transformation
The architectural intervention went beyond technical upgrades. By opening the central frame of the building, NZI Architectes introduced abundant natural light and ventilation into shared corridors and student rooms. South-facing openings were strategically designed to maximize sunlight penetration, creating healthier living environments.


A setback on the top floor reduces direct vis-à-vis, enhancing privacy and blending the building into the surrounding Parisian landscape. The transformation of the basement into a garden level introduced a lively communal hub, bringing together shared facilities and collective spaces around naturally lit courtyards. This fosters community living, interaction, and well-being among residents.


Urban Context & Design Sensitivity
The residence maintains a dialogue with its urban surroundings through carefully designed façade openings that connect interior spaces with views of the park and nearby buildings. By integrating natural materials with sensitive volumetric adaptations, the project balances heritage respect, ecological responsibility, and student lifestyle needs.
