Vista Residence by Anacapa is a modern renovation blending minimalist design, sustainable materials, and seamless indoor-outdoor living in Montecito, California.
Nestled in the hills of Montecito, California, Vista Residence by Anacapa is a striking example of contemporary architecture that seamlessly integrates with its natural surroundings. Originally a 1970s structure, the 2,500-square-foot residence underwent a transformative remodel to enhance its relationship with the environment while maintaining a minimalist aesthetic.


A Thoughtful Approach to Renovation
Rather than expanding the home’s footprint, the architects reimagined the existing structure, focusing on spatial efficiency and indoor-outdoor connectivity. The strategic use of expansive glass openings frames breathtaking views of the Santa Ynez Mountains, reinforcing a strong connection to nature.

Material Palette: Merging Tradition with Modernity
The home’s materiality was redefined to echo the surrounding landscape. The existing T1-11 wood siding was replaced with charred shou sugi ban cedar cladding, a technique that enhances durability while blending effortlessly with the native California oak trees. Complementing the dark-toned façade, anodized aluminum-and-glass sliding doors create a seamless flow between interior and exterior spaces.
Inside, a minimalist approach brightens and modernizes the home. Previous materials like carpet and vinyl flooring were swapped for polished concrete and smooth gypsum siding, adding an understated elegance. The once compartmentalized interior was opened up, with dropped ceilings removed to expose and highlight the home’s wooden structure, painted white to enhance spatial openness.


A Spatial Reconfiguration for Modern Living
Anacapa’s design team redefined the interior layout, prioritizing openness and functionality. Small bedrooms were merged into a generous primary suite, while the bathroom suite was expanded to create a spa-like retreat. The result is a fluid living space that balances privacy with communal gathering areas.
At the heart of the home, a central fire pit between two wings fosters outdoor living, emphasizing the home’s strong relationship with nature. Concrete flooring extends seamlessly from the interior to the exterior, further blurring the boundaries between built and natural environments.


Minimalism as a Statement of Luxury
Vista Residence embodies the philosophy that luxury lies in simplicity. Every element, from the stone countertops to the custom furniture, was meticulously selected to enhance the sense of refinement. The new standing-seam metal roof complements the modern aesthetic, ensuring both durability and visual cohesion.


Sustainability Meets Timeless Design
Beyond aesthetics, the remodel also aligns with sustainable principles. The use of locally sourced materials, durable cladding, and passive design strategies reduces environmental impact. By retaining the original structure and adapting it to contemporary needs, the project minimizes waste while maximizing efficiency.
