Revitalizing Buiksloterham with Sustainable Urban Design

Buiksloterham, once an industrial site, is now transforming into a vibrant, sustainable urban district. In collaboration with DELVA, Studioninedots developed an urban concept that prioritizes community engagement, local value, and resilience. The master plan integrates architecture, public space, and landscape into a unified, dynamic environment.

C14: A Tilted Warehouse Redefined

C14 is designed as a modern warehouse flipped on its side, merging industrial aesthetics with functional innovation. Its angular form and shed-like roof optimize natural light and ventilation, reducing overheating in summer while creating a microclimate that enhances comfort.

Distinctive Steel Facade and Waterfront Living

One of the building’s defining elements is its Magnelis steel facade, which serves multiple purposes:

  • Jagged balconies provide sheltered outdoor spaces.
  • Expansive glass windows maximize daylight and scenic waterfront views.
  • Reflective steel surfaces interact with sunlight, shifting between subtle and striking appearances.

This combination of form and materiality pays homage to Buiksloterham’s industrial past while embracing a sustainable future.

Urban Integration: Mixed-Use and Community-Oriented Spaces

Unlike conventional residential buildings, C14 contributes to urban vitality through mixed-use programming:

By relocating bicycle parking outside the building, Studioninedots maximized interior space for community-driven functions.

A Key Player in Cityplot Development

C14 is part of Plot C (Tolhuiskade), a key section of the Cityplot concept. This vision transforms former industrial zones into compact, high-density urban districts, where diverse functions coexist within a 100x100-meter framework.

Each building on the plot maintains a distinct architectural identity, creating a dynamic urban experience. Adjacent to C14, the smaller C19 building, featuring stacked two-story dwellings, marks the beginning of a multi-layered, evolving neighborhood.

Sustainability and Future-Proof Materials

Sustainability is embedded in C14’s design:

  • Magnelis steel is highly durable and fully recyclable.
  • A timber pavilion houses bicycle storage and rainwater retention systems, with collected water reused by residents.
  • The pavilion’s slatted facade glows at night, serving as a welcoming beacon in the developing district.
