The Francisco Leitão Apartment, a renovation project in São Paulo, Brazil, exemplifies contemporary apartment design with an industrial yet elegant aesthetic. Designed by André Ávila Arquitetura and completed in 2023, this 64-square-meter apartment seamlessly blends exposed concrete and visible installations with refined materials, creating a space that balances functionality and sophistication.




Entrance Hall: A Welcoming Space
The apartment’s entrance hall sets the tone for the entire design. Featuring green walls and cobogós, it establishes an inviting atmosphere while connecting the spaces. The use of these elements creates a practical yet visually harmonious reception, reflecting the project’s emphasis on raw materials and contemporary elegance.



Living and Dining Areas: Seamless Flow and Contrasts
In the living and dining areas, the design achieves a seamless flow of spaces. A standout feature is the bar, with its illuminated shelves and a green stone backdrop, adding vibrancy and character. The exposed concrete ceiling contrasts beautifully with the warm wooden furniture, creating an industrial yet cozy aesthetic.



The dining room features an oval table that facilitates easy movement, paired with colorful chairs and a Persian rug in warm tones, adding personality and warmth. Natural light floods the space through large windows, while indirect lighting enhances the ambiance, emphasizing comfort and coziness.


Kitchen: Practicality Meets Industrial Elegance
The kitchen design continues the theme of combining noble materials with industrial aesthetics. A light stone countertop and wooden cabinets offer both elegance and practicality. Floating shelves enhance functionality, while the exposed concrete ceiling and visible piping reinforce the modern industrial vibe. Visual continuity with the living area is achieved through a wooden table and a vibrant red rug, creating a unified design language.



Bedroom: Serenity and Comfort
The bedroom design prioritizes serenity and comfort. Terracotta tones dominate the space, creating a warm and inviting atmosphere. The upholstered headboard and bedding made from natural textures further enhance the coziness. Decorative elements, such as carefully selected lamps and artwork, strike a balance between functionality and aesthetics, making the bedroom a tranquil retreat.




Bathroom and Powder Room: Modern Sophistication
The bathroom combines contemporary style with subtle elegance. White tiles paired with terracotta accents create a balanced design, while the undermount sink and matte-finished metals exude sophistication. Built-in niches and a wide mirror enhance organization and functionality.
