ENAP Garden City by Ignacio Prego Architectures: A Sustainable High-Density Urban Model
ENAP Garden City blends modular construction, sustainability, and high-density urban planning to create an efficient, livable, and community-focused residential development.
Revolutionizing Urban Housing: The ENAP Garden City Project
The ENAP Garden City by Ignacio Prego Architectures presents an innovative approach to high-density urban housing, seamlessly integrating sustainability and efficiency. Designed to accommodate 1,000 residents, this ambitious project was completed within an extremely tight timeframe of under a year.
Situated within a 15-hectare park, the site required a thoughtful response to the suburban context, balancing density with livability. The challenge was to create high-quality prefabricated housing while maintaining a human scale and fostering a sense of community.

Balancing Standardization and Architectural Identity
A core challenge in designing large-scale housing developments is avoiding the monotonous repetition commonly associated with mass housing projects. Instead of defaulting to a Grand Ensemble model—characterized by extensive repetition of identical units—the architects opted for the Garden City concept. This approach merges standardized modular construction with village-like urban planning, ensuring both efficiency and a welcoming atmosphere.
By implementing a carefully structured architectural unit, the project optimizes construction processes while creating a cohesive and aesthetically pleasing urban landscape. This method not only streamlines production but also enhances the quality of living spaces for residents.

Innovative Construction Techniques for Sustainable Living
To meet the demands of rapid urbanization while upholding sustainable design principles, a mixed wood-and-concrete 2D prefabrication system was employed. This prefabricated modular construction technique enabled the architects to maintain a rigorous project schedule without compromising on comfort, durability, or environmental responsibility.
Prefabrication provided several key advantages:
- Accelerated construction timeline while adhering to budget constraints
- Standardized yet adaptable living spaces for enhanced residential comfort
- Sustainable material choices, reducing the environmental impact
The result is a dynamic and energy-efficient residential development that fosters both community interaction and personal well-being.

A New Model for High-Density Urban Housing
The ENAP Garden City is a testament to the future of sustainable urban planning, demonstrating how modular construction and thoughtful design can transform high-density housing into a harmonious and livable environment. By successfully integrating innovative prefabrication techniques and a context-sensitive urban layout, this project sets a benchmark for future developments in urban architecture.
