Introduction to a Historic Coastal Transformation
In the heart of El Cabanyal, Valencia’s historic maritime district, a forgotten ice warehouse has been thoughtfully restored into two modern tourist apartments. Designed by Homu Arquitectos, this 243 m² architectural intervention blends historic preservation with contemporary functionality, offering a nuanced example of respectful adaptive reuse in an urban Mediterranean setting. The Los Angeles Apartments embody a delicate balance between tradition and modernity, highlighting how architectural heritage can be preserved and reinterpreted for present-day living.


A Heritage Revival Rooted in Local Identity
Homu Arquitectos approached the renovation with a deep respect for the neighborhood’s cultural and architectural fabric. El Cabanyal, known for its eclectic facades and historic coastal charm, informed the design direction. The studio retained the original façade, characteristic of local housing typologies, including its independent street access. Architectural elements like exposed brick and stone walls, original wooden doors, and structural timber beams were carefully preserved and restored, ensuring the apartment complex remained true to its historical roots.


Contemporary Comfort in a Historic Shell
The renovation removes non-essential modifications to reveal the spatial clarity of the original warehouse. The result is two distinct yet interconnected living environments. The ground floor features two bedrooms, two bathrooms, a Mediterranean patio, and a private swimming pool. Upstairs, the second apartment enjoys two terraces and a lofty attic space with ceilings nearing seven meters, where natural ventilation and abundant daylight enhance spatial fluidity.



In each unit, material honesty drives the design narrative. Exposed materials such as wood, stone, and steel interact to create visual continuity while new interventions, like the subtle metal structure, provide functional upgrades that do not overshadow the historic essence.


Spatial Planning and Atmosphere
The bathrooms act as organizational spines, subtly dividing the daytime social zones from the nighttime private areas without breaking the visual openness of the interiors. Custom lighting enhances the existing textures, casting warm glows across reclaimed walls and drawing attention to the craftsmanship embedded in the restoration process. The upper apartment’s double-height ceilings and rooftop terraces offer immersive experiences of the city’s coastal light and breezes, reinforcing the apartment’s connection to place and climate.


Mediterranean Soul in Every Detail
The project’s Mediterranean character is not just aesthetic; it’s environmental and spatial. From the use of local materials to the integration of natural ventilation strategies and open-air courtyards, the renovation embraces passive design methods intrinsic to the region’s architectural heritage. The result is not a pastiche but a dialogue between old and new, where historical authenticity coexists with contemporary comfort.
