JAA 2760 Apartments by Peñafiel Arquitectos: Redefining Residential Architecture in Vitacura, Chile

Located in the prestigious neighborhood of Vitacura in Santiago, Chile, the JAA 2760 Apartments by Peñafiel Arquitectos reinterpret the concept of urban dwelling by fusing the spatial quality of single-family homes with the functionality of a modern apartment complex. Completed in 2022, this multi-residential project stands as a refined example of contextual design, architectural minimalism, and structural clarity.

A Residential Vision Rooted in Community

Unlike conventional commercial developments, this project emerged from a client-driven initiative where future residents commissioned the design directly. This approach allowed the architects to prioritize architectural quality, spatial comfort, and neighborhood integration over market-driven compromises.

Built on a 1,450 m² plot previously occupied by a single-family home, the architects aimed to retain the essence of domesticity. The design reflects the scale and character of a house, emphasizing relationships with the ground and surrounding neighbors. With a built area of 2,041 m², the structure gracefully responds to its residential context.

Spatial Organization and Functional Complexity

The building is composed of two primary elements: a main three-story rectangular volume and an adjacent vertical tower with a square footprint. The architectural program consists of four duplex apartments on the first and second levels, and a penthouse unit on the third floor. This upper unit enjoys exclusive access to a private terrace, while a rooftop garden crowns the building, enhancing both visual and environmental value in the neighborhood.

This diverse spatial arrangement introduced technical challenges, requiring a thoughtful integration of structural systems and building services. Each floor presents a unique layout, demanding a high level of precision in construction and detailing.

Material Palette and Minimalist Expression

One of the fundamental design principles was to minimize material variation to maintain a cohesive visual language. The material palette features exposed concrete for the structural framework, dark aluminum and glass for window systems, and wood for blinds and partition elements. This combination not only ensures durability but also delivers a timeless aesthetic.

Inside, the same materials extend into shared circulation areas, blurring the boundaries between exterior and interior. The residences feature wood flooring, while walls and ceilings are painted in neutral, light tones to maximize natural light and enhance the perception of openness.

Façade Composition: Order and Variation

The facades play a critical role in the architectural identity of the JAA 2760 Apartments. The main volume’s vertical surfaces are articulated as a grid of exposed concrete elements, creating a disciplined rhythm that balances openness and privacy. Within this framework, wooden blinds and solid panels introduce texture and variation, allowing each apartment to respond to its specific lighting and privacy needs.

In contrast, the adjacent elevator tower is conceived as a monolithic volume of exposed concrete. Its solidity and verticality provide a visual anchor for the building, reinforcing its connection to the urban fabric of Vitacura.

A Subtle Integration with Nature

Beyond its architectural form, the project embraces sustainable and landscape-sensitive design. The rooftop garden not only adds to the green space of the neighborhood but also enhances thermal insulation and biodiversity. Large windows and operable blinds promote natural ventilation, reducing reliance on mechanical systems.

The JAA 2760 Apartments exemplify how contemporary architecture can reconcile density with residential intimacy, and minimalism with richness of experience. Through material honesty, programmatic clarity, and contextual sensitivity, Peñafiel Arquitectos have crafted a project that stands as both a quiet landmark and a meaningful response to its urban setting.
