The Context: A Legacy of Student Housing

Originally built in 1965, the Linandes Mauves residence consisted of ten buildings arranged around a planted courtyard. The renovation project aimed to address the challenges posed by the aging structure, including asbestos in the plasterwork, while meeting modern energy and lifestyle requirements. Instead of complete demolition, graal architecture proposed a strategy of transformation, preserving four existing buildings and adding a new structure to complete the program.

Design Principles: Urban Reinterpretation and Functional Innovation

The design was guided by three key principles:

  1. Urban Reinterpretation: A new external skin was applied to unify the existing buildings, while a gable extension enhanced the residence’s presence on the boulevard.
  2. Functional Exploration: The complex morphologies of the existing buildings were leveraged to create diverse living spaces, including half-levels, loggias, and balconies.
  3. Structural Honesty: The existing structural conditions were revealed as both an economic and aesthetic element, adding depth to the design.

Materiality: A Modern Aesthetic with Subtle Complexity

The project introduces a new materiality to the residence, transforming its heritage without altering its character. The buildings are clad in folded steel, which reflects sunlight at varying angles, creating dynamic visual effects. Glazed concrete stairwells further enhance the interplay of light and shadow, while perforated cladding on the top floor transitions the built mass into the sky.

Interior Design: Brightness and Functionality

Inside, the design emphasizes brightness and functionality. The concrete structure of the lobby is exposed, and cinder block walls are left bare, creating a palette of greys and textures that highlight the white partitions. Color accents, such as the bright blue repainted staircases, add vibrancy to the interiors. The communal areas feature geometric shapes, including chrome ventilation ducts and elongated white concrete benches, creating a cohesive and modern aesthetic.

Sustainability: Energy Efficiency and Quality of Life

The renovation prioritizes energy efficiency, with external insulation and a reconfiguration of spaces to enhance living quality. The project also improves communal and administrative areas, ensuring a welcoming environment for students. The redesign of outdoor services and the integration of vegetation further contribute to the residence’s sustainability and appeal.
