Residential Park Lozen, designed by IPA, Architecture and more, represents one of Bulgaria’s most ambitious residential projects. Situated near Lozen village, with easy access to Sofia city, this large-scale development spans 63,970 m² and showcases modern, sustainable, and community-centered living. Completed in phases starting in 2023, it combines row houses, single-family homes, and duplex units to create a balanced, harmonious residential environment.



Concept and Urban Vision
The central design philosophy of Residential Park Lozen emphasizes independence and community coexistence. Each housing unit is thoughtfully planned to provide privacy and autonomy while fostering interaction through shared open spaces and communal amenities. The project is a closed-type residential complex, offering security and a sense of exclusivity while maintaining seamless access to urban conveniences.


Phase 1 is fully operational, featuring 135 residential units, with ongoing construction adding 27 houses in Phase 1 and 59 houses in Phase 2, aiming for staged completion by the end of 2024. The development responds to modern urban lifestyle needs, offering residents a home that balances tranquility, comfort, and connectivity to nature.


Architectural Design and Layout
Residential Park Lozen provides diverse housing typologies to suit a variety of lifestyles. The complex features:
- Row Houses: Efficiently planned for compact urban living, yet offering private courtyards and access to communal areas.
- Single-Family Homes: Spacious layouts designed for families, blending indoor comfort with outdoor connectivity.
- Duplex Units: Flexible living arrangements for extended families or multi-generational households.
The urban planning integrates the built environment with the natural surroundings, ensuring only 20% of the land is occupied by buildings, while the remainder forms lush landscaped areas. Internal streets are designed for smooth circulation, accommodating pedestrians, bicycles, and vehicles, enhancing the overall functionality of the community.


Sustainability and Material Selection
Quality and energy efficiency are fundamental in the project’s material and technology choices. By prioritizing sustainable building materials, energy-efficient systems, and eco-conscious construction techniques, Residential Park Lozen exemplifies modern green residential design.
