The August Social Housing by Team V Architecture – Affordable Luxury in Amsterdam-Noord
The August Social Housing in Amsterdam-Noord offers 175 bright, affordable apartments with U-shaped design, playful balconies, and community-focused landscaped courtyards.
The August Social Housing project, designed by Team V Architecture, stands as a pioneering example of contemporary social housing design in Amsterdam-Noord, The Netherlands. Completed in 2024, The August is part of a series of five residential blocks in the Overhoeks district, created to offer affordable, high-quality housing while aesthetically harmonizing with the surrounding luxury apartments. With an emphasis on comfort, accessibility, and community, the design encourages residents to feel at home while engaging with their neighborhood.

Rising to seven floors, The August features a U-shaped floor plan that maximizes natural light and fosters a sense of openness. In response to the rigid urban grid, the building’s exterior is softened through rounded corners, pastel color palettes, and tactile finishes, resulting in a visually warm and inviting facade. The plinth is adorned with luxurious green glazed bricks by Royal Tichelaar, while the upper brickwork is layered with a wafer-thin cream-white plaster, evoking a Mediterranean aesthetic. The triangular balconies, shifting direction across floors, create a dynamic rhythm that sets The August apart from conventional residential blocks.


The development houses 175 compact two- and three-room apartments, each thoughtfully designed for light, spacious living. Most units include private balconies or roof terraces, providing personal outdoor space in an urban context. A prefabricated construction approach for the facades, balconies, and building shell allowed for cost efficiency, freeing the budget for premium interior finishes and shared amenities.
Residents enter through two grand entrances featuring curved staircases and spacious lift lobbies. Wide corridors lined with soft PET-felt wall finishes enhance comfort and acoustic quality. At the heart of the building lies a semi-open U-shaped courtyard, designed collaboratively by artist Kiki van Eijk and landscape architect Sant en Co, where architecture, nature, and art converge. This shared outdoor space functions as a community hub, encouraging social interaction and fostering a sense of belonging.


The courtyard landscape features large terracotta-colored pebbles, creatively arranged into seating areas that reflect the shapes of the garden and terracotta ceramic light elements. This design element forms a striking contrast with the green glazed plinth facade, reinforcing The August’s unique, soft identity. By combining thoughtful urban design, prefabricated efficiency, and community-oriented landscaping, The August Social Housing project demonstrates how affordable housing can be both functional and visually compelling.
