Project Overview

The Axolotl Housing project by Yu2e is a smart, compact multi-family development located in Los Angeles, designed under the Transit Oriented Communities (TOC) guidelines. With a total of 7 residential units and 4 parking spaces, the project takes full advantage of the incentives offered by the TOC program to promote affordable housing near public transit. The development not only enhances urban density efficiently but does so in a climate-conscious, community-oriented, and architecturally responsive manner.

TOC Framework & Design Innovation

The TOC program was initiated as part of Measure JJJ, aimed at increasing density and affordability near transit corridors. Through this framework, the Axolotl Housing project evolved from a by-right design of 4 units with 8 parking spots to 7 units and 4 parking spaces, with one unit designated for low-income residents. This shift not only enhanced the housing yield but allowed the team to eliminate a costly subterranean parking level, improving both economic feasibility and environmental performance.

Spatial Strategy & Massing

Instead of a traditional courtyard or double-loaded corridor, Yu2e’s design focuses on strategic massing, private balconies, and a common access corridor that encourages casual interactions among residents. Floor-to-ceiling glass sliding doors and generously sized decks blur the indoor-outdoor boundaries, enhancing natural light, cross ventilation, and overall livability.

Outdoor decks are tactically distributed to break down the building's bulk, reduce visual impact on the streetscape, and offer meaningful outdoor extensions for each unit. The form subtly nods to Los Angeles’ bungalow courts and dingbat apartment typologies, while transforming them for modern needs and tighter urban lots.

Materials & Typology

The building is a Type V, three-story wood-frame structure, using a single stair core to maximize efficiency. This layout supports an open floor plan and enables windows on multiple façades for better views and daylighting. The architectural language borrows from LA’s middle housing typologies, merging cost-effective multi-unit strategies with comfortable, breathable residential design.

Community & Environmental Responsiveness

With landscape integration by Living Green, the site complements LA's mild climate and encourages outdoor gathering. The minimal parking footprint and site-responsive design reflect sustainable urbanism, reducing car dependency while enhancing livability. The common corridor acts as a soft spine that encourages community without overbuilding or sacrificing privacy.
